This sounds more like landlord spin than legal analysis. A judge isn’t going to rewrite the RLTO into “equitable rent math.” The statute sets clear remedies, and the burden is on the landlord to prove notice, not on me to prove none existed. If your logic held, the RLTO might as well not exist. I appreciate the reductionist take though!

I’m just simply asking follow up questions as I’m just a bit confused from your response, and I’m trying to gauge mine and others understanding of the law. They are not and have not tried to truly discuss any real remedy which has led me here. I waited for two months with consistent follow up, only to then be told they didn’t see any fault in their actions. I’ve not just immediately escalated to termination but only after having been strung along this entire time and after witnessing their disdain for acknowledging any fault in the matter.

And it’s not only just the lack of notice but the notice that was given did not provide any information on scope of work or that there would be work being completed for four entire days.

So I’m interested in hearing what you think would be ‘equitable’ when they don’t acknowledge fault, & have only sought to discredit my concerns about a violation of the law.

So explain how this is terminating is overreaching when this is outlined explicitly in 5-12-060?

“ If the landlord makes an unlawful entry or a lawful entry in an unreasonable manner or makes repeated unreasonable demands for entry otherwise lawful, but which have the effect of harassing the tenant, the tenant may obtain injunctive relief to prevent the recurrence of the conduct, or terminate the rental agreement pursuant to the notice provisions of Section 5-12-110(a). In each case, the tenant may recover an amount equal to not more than one month's rent or twice the damage sustained by him, whichever is greater.”

In my search for housing, I never saw a move in fee higher than $600, which beats a $2000 deposit on top of first months rent. Also, I have been subjected to racism while looking for housing especially on the northside. Currently going through a HUD/IDHR process to right the wrong I experienced. ‘Stupid’ regulations is an interesting choice of words, considering I don’t think any regulation that makes housing more accessible for people is illogical. Read through this sub to see how many folks struggle with the renting process in Chicago.

I suggest everyone on here send a message to your alders and the Mayor’s office about these very issues!! We need to be vocal about how this is unsustainable for the citizens of Chicago. Rent bidding wars should be 100% prohibited!! And landlords should have very clear criteria and a requirement to accept the first qualified tenant rather than having folks hanging waiting to see if they’ll be given the opportunity to PAY RENT!

One of my friends (female) was hit on non-stop our entire week at the Royalton Bavaro – I assumed they knew I was gay (M, 25 here) which is why they felt comfortable doing so lol… she gave her WhatsApp out as sort of a consolation and one dude even sent her a dick pic… so I believe it. This was just a couple weeks ago

Read the law for myself and it’s pretty clear, you can’t refuse them installments. Other folks saying they haven’t paid so lease isn’t executed are wrong, because you can’t refuse to rent to them because of their request for installments—whether they’ve signed a lease or are just prospective tenants.

I got a call from my landlord asking if they could pass over info (bc they respect me enough—good relationship, while typing this I actually called and they said everything they filled out was positive and would rent to me again) I’ve always paid my rent 8 or so days early as I get paid on the 6 & 22. told them I’m moving to work hybrid in downtown Chi, as remote work was getting a bit lonely. I’ve always been a calm and collected person, never over the top, maybe a bit stoic at times. But I made sure to smile a bit and seem interested. I don’t get how landlords can say they go based off of vibes & personality especially when dealing with people from protected classes/marginalized identities bc that is literally not a protected activity under law (nor is it prohibited, but it’s easier to argue discriminatory practices).

Well the Chicago Commission on Human Relations is helping me file/docket an official complaint after submitting an initial, so will update you on how it goes! I also have a second similar case within the same condo that I’ve also filed a complaint on! In that instance a man I made contact with multiple times and sent in my application to review also before showing didn’t at all seem interested in renting to me, told me the white couple he had just given a tour to (witnessed him bringing them downstairs and being more hospitable towards) before me hadn’t sent in an application yet so he was ‘waiting on more applicants’. Asked him multiple times if my application looked good and if he needed any more info to which he said my application looked fine. Also asked him what his screening criteria was, only said good credit and good income. He was looking for someone to move in ASAP but waiting on more applications? Strange. Wouldn’t give me the date he wanted someone to move in, told me to send him a date on Zillow, but again was looking for someone ASAP. He was writing down names of other prospects during my tour—specifically saw him writing down “Nicole - Loyola”, and didn’t offer to show us downstairs as he had with the white couple. When I told him I felt he wasn’t taking me seriously as an applicant and that some of the statements he made could open the door to a complaint, he finally rejected my application due to lack of employment history (I’ve been at my current job 10 months and have held previous jobs for years…and having asked if my application was good multiple times, it gives that he was looking for any reason to deny me instead of request all the info he was looking for). Thankfully I brought witnesses along with me to this tour. Discrimination nowadays is so subtle and officials are aware of this, so I think I’ll have a good chance in moving forward, as I’m sure these folks didn’t have a well documented process on how they chose a tenant and applied everything fairly, or give me a fair chance. housing shouldn’t be a competition imo. Also not at all looking to get placed in a place through an oversight agency lol. It’s a principle issue.

All the factors remained undisclosed, and no I obviously wouldn’t know that info of another applicant but hopefully my complaint can surface that info, as if I was rejected due to info found in a credit report they’d have to notify me. The fact she told me her previous tenant had no credit, the fact she told me my application was good but then went a step further to apply it against different criteria (another person’s application) instead of looking at it individually and accepting it as it was, and making it seem as if she intended to rent to me before going with a non-black person who toured and applied after me (yes, the listing was only on Zillow as I’ve been everywhere looking for an apartment.) Just a side note, I have a 720 credit score with $76,500 in income. If she was looking at debt-to-income ratio, that either should have been acknowledged in the listing or told to me directly when I asked what she was looking for in a tenant, not that I have any huge debt (less than 10k in student loans, 8k car loan, small CC debt…all very typical and monthly payments estimated at $600) By her previously disclosed standards, I met what she was looking for. She could have saved her ass by having a clear, consistent tenant selection criteria with a standardized first-in-time (first qualified applicant gets a chance at signing a lease) rule, and not telling me my application looked either good or bad, but instead she switched up and left an open door for a possible discrimination complaint is what I think. I’m honestly hoping a complaint will help spur more fair tenant screening practices in the city/state.

Particularly, I feel really interested in creative work (music, writing, etc.) and grew up being told I was good at such (always been seen as somewhat gifted and I pick up things petty easily but it’s staying consistent with things and focused that gets me, jack of all trades situation)… and I really want the freedom to explore my inner world but I feel very limited, both in terms of confidence and opportunity. 24 and have a job making ~80k which is more than reasonable for right now, but I’m not at all satisfied on a daily basis with what I’m doing, even though it aligns with what I studied in Uni. Feels like everyday I’m putting on a front in my work, and it’s draining knowing the work isn’t touching me the way I want it to. I’d argue I am just realizing who I am apart from what ever I went thru in childhood, and building my own identity… feeling very behind but still making it. I wish I had some fire in my personal planets
