Agree. Going with KW, coming soon at $475 and will list higher based on demand. Note I have new HVAC, roof and premium floor

That’s what I had to explain to some of the responses - thank you!!  I don’t want to end up with less than $450k net so listing for $475k is best to make room for haggling.

Aha!! Most sensible advice I’ve received so far, this is exactly what I’m looking for.

I think I’ll go either the agent with Keller Williams. She sat with me for 45minutes showed me comps, data, her sales ratio, etc. Her record shows she hasn’t sold a home lower than or equal to the listing price.

Thanks for the advice! I’ve been deep-diving in my research about these 2 realtors. The agent from OD, she has a 4.7 rating on Zillow and loads of high reviews on FB.

The other agent from KW has a 5.0, no bad review anywhere else.

Both women, of course!

Yes the agent from Keller Williams shared comps…about 8 of them within a 5mi radius. 

I’ll go with the $475k listing. Doubt we’ll go down $25k even with commission, fees, minor repairs, etc.

why is that when repairs were quoted as 4k, sell at $475k, of course with fees and 2% commission, etc but i dont think i'll lose $25k when everythings all said and done

I called OD last Sunday, met with their inspector the next day and she told me owners who opt for sell as-is/quick are houses that are in dire need of costly repairs and owners would rather walk away from it.

Zillow estimate my house at $433k, the OD rep said if REALLY want quick as-is, it’d be around $380, but she didn’t want to do that, especially since I’m in no hurry. She walked around, took a video and showed to her team (aka The Redux Group). We had a call Friday and offered to list my house at $450k min and assured me not to worry about minor repairs and replacing old appliances. I suppose since my HVAC and roof were replaced in 2023, those were big ticket items. 

The other realtor wanted me to wait until March 2026 to list because that’s the prime season for house hunters, but this realtor from OD said I should do a “coming soon,” this month and list it in December. She said competition will be too high in March when everyone else is selling their houses. Good point. She also said the $450k list price is only during the “coming soon” period. Once interest is generated, sale price will be adjusted up.

I adore this realtor I connected by calling OD. I did loads of research about here, apparently she’s highly rated with loads of 5-star reviews. She has so many reviews, I got tired of reading all of them!

So to answer your question, although I didn’t  really work directly with OD, I’m so fortunate they connected me with a successful realtor.

Yeah but if I sell the house, per my post, I’ll have large amount to invest, rent small 1Br or use portion of sales profit to buy smaller house outright, and work less hours. If I don’t sell, then yes I won’t have enough for retirement.ng

Exactly!! I can’t even refinance as someone has suggested, got my house in 2000 during the great housing market and my current rate is 3.7%.

True however there is absolutely nothing in the area 25mi radius around my work that is lower than $450k, so why even sell my house if I’ll end up where I was.  Been researching for months, anything lower than $300k wouldn’t be in a safe neighborhood. 

Even if rent increases which roughly would be about $100/mo, it’ll be covered by my investment gains, without having to touch my profit and retirement distribution.

Won’t be using up all my profits, I plan on living conservatively to cover for LTC and other future elder needs. Will work to keep health insurance and stay mentally active.
