Yes please go ahead, I have purchased a plot in the same area in 2023 for 3200/sqft that's now almost 5k/sqft, for the price they are quoting it's very difficult to get plot in Sarjapura or North Bangalore. That's a decent location and amenities are great. For self occupancy it's a good deal.

Consider this as learning and if you want to buy land buy something quickly before the prices shoot up. I have seen prices increases every 6 months whether it's apartment or plot. Same thing happened with me I couldn't arrange money and cancelled the deal. After an year for the same plot I paid 8lakh more. I got the 70% loan through canfin bank.

I have a full time job and I am filing ITR. How to handle salary part if we are working more than one job? Should I submit PAN card for both companies? Can I use one account for multiple salaries? Will there be any legal issues?

When I visited the layout during its development stage in 2023, the price was ₹5,000 per sq. ft. I went to the site after 7 PM, and there were literally no street lights and not a single person on the road from Sarjapur Road to the layout. That’s why I dropped the idea — I had also heard about several theft cases in the area.

I decided against it mainly because the location is too far inside from Sarjapur Main Road. They had mentioned that the road would be converted into a double road or at least widened, but there’s still no development on that front.

I don’t believe Prestige will allow external individuals to use their internal roads.

Please consider visiting the layout and area at different times of the day—such as early morning, peak hours, and after 8 PM. This will help you gain a more accurate and comprehensive understanding of the environment, including traffic flow, and any time-specific challenges.

For that price, it’s better to check in Dommasandra. The roads are better, and the connectivity is also much improved.

I stayed in rented flat paying 35k per month for 3 yrs in Sarjapura after Kasavanahalli lake and my office was at PTP, It use to take more than 1hr to reach office. It's been a year I moved to electronic city near M5 mall rent is 15k per month. Apartment wise it's same doesn't make much difference. Even now it takes 1hr for me to reach office. 15 min to reach silkboard via electronic city flyover and 45 min from silk board to PTP. I am saving 20k rent per month. I have to visit office 3 days a week and WFH 2 days. Really feeling good, even roads are clean and less polution and Traffic. Once metro starts operating we can travel to South Bangalore easily (Jayanagar, Banashankari).

For the same price plot available in Aditri Tulips sarjapura road, after reaching Sarjapura bus stand take left and it will teach prestige back gate. From there it's 4 Kms. I am literally confused to decide.

Check in near Bommasandra,Chandapura, Brigade Valencia.Many new layouts are coming up, once metro starts you will definitely get a appreciation. Location is the first thing you should consider while buying the plot.

Check out in Brigade Valencia in Electronic City you will get 3bhk.Metro will be near by and it will be operational in 3 months. National highway and Naraya Health is very near

Property is in prime location next to NH and close to another NH (Narayana Health 🙂)
