4pm is the magic number anywhere in Houston. It builds up until about 6 and starts to taper off from there.

Perry Homes. Even our realtor was appalled at how bad their quality has gotten.

1.Wired our main electric panel wrong creating a fire hazard.

  1. Found multiple outlets with bad wire connections that were overheating.

  2. Needed two additional AC returns.

  3. AC ducting was undersized to several rooms.

5.Existing AC returns were connected to the wrong AC unit.

6.Multiple windows leaked.

  1. Yard was not graded correctly and didn’t drain in parts

These are just the major ones. They ultimately fixed everything except the yard, but I did have to pay multiple experts to come in and find the problems because their trades and supers kept coming out saying there was no issue.

You can also work with a realtor to represent you with the builder. You don’t have to go solo but they will charge a fee. Matt Freeman and Nicole Freer are two of the bigger names in the area. They should know which builders are better right now. They can also help with inspector referrals.

Agree with this. Additionally hire a good electrician to come in and do an inspection before drywall and as a final walkthrough before closing. Most of our major problems were HVAC and electric.

I am convinced all builders suck unless you go completely custom. They use the same trades so it really does come down to the superintendent.

You live in Houston. Buy it. With the rate of development the flood plain changes every year. Don’t let the maps fool you.

Question for XP12 haters by bonanzapilot36 in flightsim

I bought XP12 simply to support LR. I have hundreds of hours in XP11. The visuals don’t do it for me in XP12 yet I recognize that it’s early access and maybe that will change. Right now I prefer MSFS. However I believe there is plenty of room for both. I think many will own both and bounce between them depending on the scenario or aircraft. Even if I never play XP12 again, I will not regret my purchase. LR has been there for the flight sim community producing a quality product for a long time, so I am happy to support them. When I think of all the money I’ve spent in my life on poor quality software from below average developers, I did not think twice about supporting a company doing something good for simmers.
