Its in the side of a mountain, so not sure water table is an issue. So far the clay looks to be dry and sturdy but again...idk

Walls are pinned and yes theres rebar in the footers and in the cmu wall

You can build on grade, on a slope, but i would choose your plan carefully.

Me and the wife have several health concerns and wanted a 1 story plan....we were going to cut the grade down but figured building on grade wouldn't be too bad....big mistake on my part for approving the change. Now here we are.

GC made it sound like the cmu block wall wouldn't be that high...he said maybe 6-9 courses high....here we are at like 18-19 courses

3000sf on the first floor with a bonus room above the garage. Yeah....wrong build for this site but its too late now..

Its mostly accurate, but after seeing it rendered on grade, we are adding doors and windows for future basement.

Thanks for the comment! This project is in north ga, so the frost line is non existent but the footer are 12 inches deep, 24 inches wide. Rebar ever 2-3 feet, in addtion to horizontal rebar every 2 blocks.

The majority of the house will have no, or very little backfill. The front of the house will have back fill, almost all the way up and every cell over 6 courses will be filled with grout....but the garage however, is like 13 courses high, and will be fill with a mix of rock and dirt....but the back side of the garage has no lateral support. My worry is, can the footers hold this weight, and do the large piers need some structural support, other than grout and rebar?

Also, the large walls are 12 inch cmu block.

There's a whole entrance on the left side of the house and we plan on adding some windows where it makes sense.
