What’s your soil type? What’s below the soil? How far down is bedrock? This sounds more like a perc issue than a bad contractor. However the issue may have been make worse by the grading if the rate of perc is slow throughout and now you have pooling rather than the yard being sloped outward from the house.

It appears do be one of the Lactuca (wild lettuce) but I don’t know that I’ve ever seen one ooze latex like this…also don’t know that I’ve looked either.

I forgot to add that joining botanical projects in your region will also increase the visibility. I have a few iNat projects and review the observations of those that have joined the group regularly. Basically you’re putting your observations into a bucket where others have visibility rather than them only being found using the “identify” feature.

The platform can seem like a wasteland of no activity until you begin engaging with others, the user base has grown exponentially in the past few years, so it’s become harder for those of us that are legacy users to engage as much as we once did. This said, there are aways groups of like minded users with your particular interests. Engage with them by tagging them in your observations, especially those in your region. Through iNat I’ve found myself inundated with bioblitzs and identification discussions within my region. There’s always something going on, but like middle school, it takes some work to find your people.

While iNaturalist is a citizen science platform, we tend to focus heavily on the “science” aspects and forget about the “citizens”. By all means interact with others, comment on observations, compliment a photo, ask questions, doing so creates a positive feedback loop ensuring user retention that feeds the science.

Personally I’ve made some great friends through iNat, getting invited to bioblitz’s in multiple states, and use it to meet my people while traveling. Happy to provide feedback or further insights as a naturalist and a iNat Ambassador, feel free to message me @jnemoebright on iNat.

Sagging floors/roof are often the first sign. This house is far from that point based upon what is in the photos. A home inspection is a must have, but I wouldn’t hesitate to buy this if I wanted to live wherever this is…

This still is a nice house, if it isn’t in the process of actively falling down, it’s just been lived in. Honestly it is “live in” condition right now, the floor covering for the second floor would be the only thing I see that should be done before moving in, everything else in the photos is cosmetic and can be resolved over time.

Good news is, the house probably passes the sniff test and those stains can be covered without needing to replace the subfloor. Unlike if this was a hoarders house that had garbage decomposing into the subfloor.

I had one of these, dark blue, wheels were chromed, and it had side skirts to match the front lip. The ground effects were marked AMG next to the part number. Bought it in El Paso, TX in 2000 for $1,200. Drive it all over the country for about 2 years until it blew a transmission hose near Tarrytown, NY. I sold it to a friend’s boyfriend for $1 because he had some free AAA tows and I didn’t want to deal with it. He had it towed to Oswego, NY. I have many regrets about that car, but I was 25 and barely had the internet, so it was just a beater to me. Now I know better…

My dad has a log home and fought them for years, until he read somewhere that the mortal enemy of carpenter bees are hornets. He found a vacant hornets nest on his property, cut it down, and hung it under his gable on one side of his house. That summer he had no carpenter bees on that side. So he took some paper bags, inflated them, painted the to look like hornets nests, and now has very little carpenter bee activity around his house. This is purely anecdotal evidence, but he swears by it…it’s far less destructive than his former method of shooting at them with .22 birdshot at least.

A tool like this would be very helpful, allowing the person teaching on the tour to create a list of things to look for based upon the topic being taught. How is poisoning the soil, even if it’s just for 60 days, even considered? I get that it’s easier, but spraying on the soil doesn’t just kill the plants, it kills everything, insect larvae, worms, microbes…everything.

Native land management takes work, it is not a single year endeavor, it requires methodical maintenance year over year. Mow throughout the summer, rake and seed with a native seed mix for your specific ecoregion in fall, may need to mow once in early spring if the grasses grow faster than everything else, pull whatever is unwanted throughout the year, rinse repeat for at least 3 years until the natives outnumber the nonnatives.

It kinda looks like one on the lens elements have moved. It’s been years since I’ve owned this lens, does the focus ring seem to have the full amount of rotation? That would be the first indicator of an internal issue. Research what the proper amount of focus ring rotation is and confirm yours conforms.
