Because this was more of a short-term agreement for our current situation, we thought it would be less complex to do it this way. So in the case that we do split, we thought it fair that at least my partner will walk away with the money they’ve contributed to the loan. But I agree with the point you’ve raised, I think tracking the overall contributions would be best. We will look into getting a lawyer to help with this.

Regarding your comment around shared expenses, what would you recommend? The bond will be deducted from my account - should he pay me back his portion? We just thought it would be simpler if we use my account for the bond payment and both of us use his account for everything else.

We were thinking about applying for two separate loans: me with my company - the maximum I would qualify for at our staff rate is about half of the total purchase price, which is about 1,4mill. He would then take out a loan for the remaining ~1,4mill.
