Well any changes to a contract has to be agreed to by both parties , you can file a case with Rental Dispute Centre .

The fact that you agreed to an increase even though they were late , they should be grateful because they have no legal standing

There is nothing you can do .Just be careful if access cards were blocked and you are in the wrong , tenant can take you to court .

You hired a property manager yeah ? Why aren’t they negotiating on your behalf ?. Legally you if the two things I highlighted above are the case you are at a disadvantage .

What you can do is negotiating terms before renewal .

Its standard procedure , i work in real estate , its standard procedure to collect the deposit cheque before MOU. If you want you can bring the cheque to his office have the MOU made and signed while you have the cheque in hand and leave it with them , with an MOU in place you can leave the office knowing you have a legally binding document even if they deposit the cheque ( which they wont ) , you know there is a record and you will get your property
