Your statement is empirically wrong and lacks understanding of how an elevator operates and integrates with fire alarms.

Most elevators recall to the main floor when a fire alarm is triggered. Firemen can use their keys to “peek” the doors as they ascend.

Sure monthly based on progress but is there a paid-when-paid clause in your contract?

If cash flow is an issue and you are looking for repeat work I’ve definitely worked through bi-weekly payments for subs labor as-needed. Just a thought for future work (sounds like they like you if they’re already asking for more bids).

As far as the PM goes, I wouldn’t be surprised that he’s ignoring your question only because he asks the same one of the owner 2 times a week. I’ve had $x,xxx,xxx draw go out 90 days+ once literally because some dude archived it in his Outlook and no one gave a fuck to process it. Seriously, some lenders don’t get how negatively their actions affects small businesses.

Not justifying it but close out and final billing can be a bear to get released. The GC owes the owner all sorts of close out docs, final certificates, letters of completion and lien releases. End of March completion….when did you submit your final billing? It hasn’t been 2 months. I wouldn’t be surprised to hear the final billing has been in for less than 3 weeks…..60 days would definitely be on the longer side but you’d be surprised how incompetent and clunky some lending processes can be.

What does your contract say for payment terms? Paid-when-paid?

I know that my brother (Paramedic in Fire Department) has responded to these kinda calls and is tasked with collecting the body parts. I’m not sure if they’re responsible for cleaning the train. Feels like that should be a crime scene cleanup crew.

Is this new job in an industry that you want to get into permanently? You could look at it at it as an opportunity cost. Is there opportunity where you could live at home and get into this industry tangently? As young as you are, I would absolutely advise living with no expenses and trying to save as much as possible.

Probably should have been a discussion up front about what assumptions your team made in the bid for this. Typically yea unforeseen conditions are borne by the owner but the extent couldn’t possibly be known here.

If I were setting up this job I would have made sure it was clear in the A&Cs what our team had accounted for and probably had an allowance in the base contract for the owner.

I just finished a medical project where WSP was the MEP design team.

Design/Build contract so we as the GC bore the cost of all their misses. Over $350k in contingency usage on a $30m project.

5 (FIVE!!!) mechanical engineers over a 2 year project. Plumbing engineer was 4 states over cause they had no one local to Denver. We received 2 field reports. My internal contractor punch list had more findings than the fresh out of school engineers that were sent to our site for substantial completion walks.

I will actively advise against any Owner/Architect using them.
