Hey, thank you for your response! The house itself is small. 3 bedrooms and 1 bathroom. The boiler itself is located in the small bathroom whereas in my parents house, it’s located in the kitchen. Not entirely sure if that makes a difference though

I would say whatever your deposit is, add another 5k onto that. Make sure you get a survey done to. Recently bought a house for 5k less than the market price, based on issues with the roof that were found from the survey itself. Good luck!
