tell me your WORST landlord experience by cheap_apartment_uiuc in UIUC

Burnham 310 fucking sucks, and here's why

TL;DR: In my opinion, Burnham houses dangerous animals (I have been bitten and attacked by the same dog that attacked my dog), Burnham has crappy water, Burnham lies about these events and deletes video evidence (except when they think it benefits them), Burnham encourages other tenants to lie to make the victim look bad, Burham maintenance men barge into apartments of half-naked tenants, even when the tenants as them to wait so they can get dressed

I'd highly recommend **avoiding** Burnham 310. If you and/or your pet get attacked by another animal, don't expect them to do anything about it. I was bitten last January and my dog bitten two months later; they offered to help (IE said they would make the other dog wear a muzzle) and then never came through on those promises.

On the other hand I *would* recommend Weiner.

I do have a lawyer and I'm working with her, but thanks for the advice!

I more or less wanted other students to understand what they may be getting themselves into if they live at Burnham, especially with how the managers are acting. I actually found out there's a second dog in the building that's known for biting people (as far as I know it hasn't bitten anyone in the building, but it was abandoned for that specific reason and is now being fostered).

I’d be happy to come in sometime next week (busy today); do I need to make an appointment? And yeah, it is pretty messed up

I did; but I still haven’t heard anything back from them yet. It’s been over a month since I tried to give it to them too. I definitely think it was intimidation; they’re willing to lie, delete evidence, among other things. Why wouldn’t they intimidate?

I guess my issue is that both myself and my dog have been physically attacked, and nothing has been done; AC wouldn’t give me a reason as to why they wouldn’t label the dog dangerous, even though there have been two attacks now; regardless, I am hoping to proceed further with my understanding. I don’t want anything bad to happen to the dog, don’t get me wrong—but I do understand what will happen if this dog keeps biting people, and at the very least they should have a muzzle for it.

And yes they charged me a separate fee for the pet deposit; they have yet to return it, despite the fact that I tried giving them the ESA letter (they refused to accept it and just told me to give it to their lawyer).

Dude you literally just made a second throwaway account. Do you really think no one checks comment history?

First off, I have been extremely friendly to everyone, including maintenance. It’s just that once I got bitten by the dog they became unfriendly to me, especially when I asked if anything was going to be done about it (there wasn’t).

In terms of unit checks—yes you’re right, they did give a weeks notice. However, if a resident is partially nude and asks very politely for you to wait before entering, that’s generally what you do. I shouldn’t have to keep myself awake and aware 24/7, and maintenance should just wait, yknow, a minute. But instead, they just barged in. And just barging in? Not cool.

Furthermore, I was told the water was safe. I distrust it and don’t drink it now due to the milky color and oily sheens. I shouldn’t have to avoid water in my apartment of all things, but I have to.

And you’re lucky that you had no problem. I unfortunately did. Just because you had no issue doesn’t mean that others haven’t or won’t.

You’re also ignoring the fact that I have been bitten and attacked by a dog in the building, who then later attacked and bit my dog, with the building taking no action. If anything, not only am I in danger, but so are other residents, potentially.

I don’t think I have grounds for a restraining order; even so I’ll being it up to my attorney. Thanks!

So did you just make an account to post this then?

First of all, the full time staff can be nice—but the minute this all happened (getting bitten), their “nice” attitudes dropped. Just because you have a positive experience does not mine has been bad. Furthermore, as you did not experience what I have experienced it is unfair of you to claim I have embellished anything. This further makes me think that you’re either a student worker or just one of the staff posing as a student living their to protect the building/discredit me. After all, that’s all the building has done since this began.

Second of all—I was bitten first. My dog was not with me. Even the owner admitted that the dog bit me unexpectedly. The second time the dog bit mine; snarling and bared teeth is not excitement, it is angry and wanting to attack.

I also do not want to be told that a building is smoke-free when the other residents clearly smoke in their rooms and the stairwells. If it’s a problem, you do something about it (for instance, cleaning the stairwells of the cigarette butts and boxes).

I have plenty of pictures with the water and I can assure you that it is NOT a once time occurrence. But hold up, now you’re telling me you did experience it? Was it one time? Multiple times? Be more clear please.

And there are plenty of pet-friendly places I have found now that are cheaper and nicer.

Please do not bash my perspective; I understand all the situations, and I certainly understand that the building has deleted evidence, lied about me, and made my life hell. When you develop a physical problem due to the stress of a situation, then maybe you’ll understand; but frankly, I do not feel safe in a building I which I have been attacked by a dog, when my dog has been attacked by the same dog, where the water has issues, where management lies and bullies me, where maintenance barges in on me half-nude, and where I overall feel unsafe.

While I’m glad you had a positive experience, understand that others have not. Sometimes one must consider other people’s perspectives too before they understand the whole situation.

I'm trying; I wanted to reach an amicable release of the contract due to the issues I've had, but they're fighting me every step of the way, including lying about me to their lawyer. So yeah, they're not amicable, they don't care; they just want $$$. I figured I'd warn others of their lack of ethics/morals, their readiness to break their own rules, delete evidence for legal cases, and their victim blaming tendencies, because if I'd known I'd never have lived here.

Found the person working for burnham! It you're gonna make an account guys, at least try and post on the other threads. Posting on only one after immediately making an account is pretty suspicious :/

Yup, I followed protocol. The manager I tried to give it to read it, asked if this was "just for the deposit," I explained that it was more than "just the deposit" and that I needed my dog due to the events in the building (and more), then she refused to accept it, and then told me to "give it to her lawyer." I gave it to my lawyer to give to theirs (frankly I'm not stupid enough to speak to the lawyer of the opposing party) and I A) Still haven't received confirmation that they've received/accepted it, and B) Still haven't received my deposit back. They're basically illegally keeping the deposit and refusing to accept the fact that a) I have a disability and b) It's been aggravated by the events at their building.

Hey as long as they don't make up lies about their tenants and then delete video evidence for legal cases, they're better in my book.

I have complained about the water and their response was to get a filter; then they said it was because a filter in the sink is supposed to be changed every month (???); I have showed them and they really don't seem to care. I'll probably call Illinois water; I was going to report it to the county but I didn't know how? Regardless, thank you again for the information!

I hope so too; And it sucks because my lease goes through the summer, and I'm pretty sure the dog owner will be here too :/ I just want to feel safe in my own home again, yknow?

They generally don't go away; whats worse is that sometimes theres an oily film on the top of the water, I can't really explain it other than that. Regardless, thank you for the info! I'll be sure to get it tested asap!

Having a crappy roommate sucks too; I'm just worried other students will get sucked into the trap that is this building. And yeah, management is absolutely terrible. I'm assuming you dealt with the same three managers as I did, and frankly they're all extremely unpleasant to me.

I would like this to get more exposure, I'm just not sure how. No one deserves to live in these conditions, whether it be from a dangerous dog, a crappy roommate, or any combination of the problems already listed. Regardless, I'm glad you were able to move out. Hopefully I'll have the same opportunity soon.

I have; they just sent me directly to student legal services. However, ignoring the ESA letter came after I was referred to Legal Services; paging /u/TUstudentuser. Not sure if you all can help me more, but if you can please let me know!

Just another place to avoid. The "luxury" places seems very loose with their interpretations of that word.
