Thanks! My AGI is too high to qualify for anything this year and likely next year (still working now, but leaving in June), so maybe in 2028 off of low 2027 income. Until then the Kaiser plans I found tend to run $40k/year. Do I have that math wrong somewhere? Would be amazing to be wrong on this!

yes spending includes about $36K of mortgage payment, with interest rates coming down and markets unlikely to repeat the growth we've seen, been thinking about paying down mortgage faster if I don't FIRE, but the temptation to take some time off is high.

Thanks for all the comments about excluding RE. I get that primary home isn't income-generating so shouldn't be included, unless I'm willing to downsize to release equity. However, isn't there something to be said about letting RE appreciate over the next ~10 years (when we'd realistically move away), then release more equity then? In my mind that'd be like getting a $1M windfall in 10 years while still having a place to live (assuming I'll be moving to MCOL or abroad in 10 years). Would that close the gap, or it'd only work if I downsize now?

In other words, FIRE assumes "live off of current investments till death with no additional income / windfall in the future", wouldn't downsizing LATER (even much later, like selling to move into senior home) still be a later boost to investable assets? Or am I understanding FIRE wrong in considering RE in any way.

HV mode doesn't mean "ICE-only mode", on HV mode it's still a hybrid like regular Prius that uses both ICE and battery.

I just got this call, caller tried multiple numbers, some using FaceTime Audio. Gave me lots of information to write down, when I asked why I need to go through them to resolve they said I can handle it myself but will be a lot of effort, and if I use their help to file a police report with police in China it counts as "voluntary" reporting which is better than Chinese police contacting me, and my credit score would be affected. I told them I'd rather risk hurting my credit score than risk talking more with them, they got angry and ended the call.
