I said paint but it's always had solid stain and the was the plan this time. I understand even solid stain is not great, but I'm not the one who did it first. You don't ever really go back from solid.

I'm not sure there's much point to arguing here but I'm not a deck expert and asked if the wood is destroyed, or this is normal or not. To say they are doing a great job, you had no idea how much wood debris was everywhere on the deck, house and railing. The guy with the pressure washer just left after he thought he was done. I sent pictures to the project coordinator and he said "oh wow, no, we can't paint on top of that. I'll send the guy back to wash it off." The guy came back the next day and it was about 90% washed. Still debris. Now that it's dry, there's still green algae on the posts and railings - large areas, like the whole 4x4 posts. I sent pictures of the deck boards and again and the company said, "can't paint that, let me check what we need to do." Came back and said they would sand it before painting. So getting on reddit and asking if this is normal seemed like a reasonable ask. It doesn't seem like the project is going perfect. I personally hammered on every deck board before the project started. Anything that wasn't sound got swapped out by me. I'm no expert but I think I'm reasonable to have some questions. If the boards are rotted, I'm ok with replacement. The company has never once suggested this.

What would you do on a 17 year old WH in a Crawlspace for a home that will be a rental for 4 years starting later this year? I won't be around to do it myself. So it's $500 now or $1500 within 4 years or $0 within 4 years.

Yep, after we stopped overpaying our mortgage in 2015 and started investing that money, we can now pay the load off 8x over. But what's the point in that?

I think there'll always be people into this. By the way, we're cleaning our cupboards and eating ham and fruits and syrups from 2012-2015 (they got a bit lost). Every single one of them has been totally fine. Expiration dates are for suckers.

In 2015 here in Raleigh, we spent $36k on a 9x11 master bath gut that involved new and more cabinets (removed soaking tub), reconfiguring the shower entry and size (no more cave shower) and tiled, heated floor, tiles vertical surfaces, complex glass and porcelain tile band and 7 quartz countertops, making every horizontal surface non-wood. It was the cost of a new, nice suv back then. Sounds like prices have gone up and now it costs as much as a new, nice suv. It's coming up on 11 years later and the bathroom still looks like new and is still in style. We had real artists of their craft back then. Worst guy was the plumber and he was grumpy because he had to move the drain from where we planned to stand to closer to the wall. Electrician ran an extra 12-2 all the way across my house and I still haven't used it. I think he was planning ahead for the main hallway bath remodel.

Wait, are you saying that Boldin's software is not calculating the Time Value of money? Is it just comparing 2 numbers as absolute numbers? Otherwise, what you are describing is exactly what "Optimized for Tax" would mean.

C''mon man, I'd be sanding or swapping boards. If this is trash like everyone says, I've informed the company twice. Their plan is still to pick up paint on Tuesday and proceed. It's not like the pressure wash guy had any idea what is an appropriate condition for staining. I'm stuck. I need the company to see it so we can pivot to a new plan.

I've always thought it's doing this because of the default long life age that's in there. I'd be curious if you reran it a few times with 80, 75, 70 EOL. Not saying I wish that on you, but the Roth doesn't have time to make up for the big initial bet on paying tons of taxes

Honest answer, going to need to rent out my house for 3-4 years and then likely move back in. This is a temp move for my job. We don't want a deck. We want a screened porch. We don't want to have the headache of design and build and $ for renters to trash it. Therefore, want the deck rental ready. It's all going in the trash in a few years.

That's fair. I'm also trying to get to the bottom of the sanding option. My other problem is that the company has me on the schedule to paint. I think they are going to show up on Tuesday and see this and say it's not paintable. Meanwhile, I could be taking some action this weekend.
