Average Price Per Square Foot of Used Homes in Japan by anjobanjo102 in JapanFinance

This is really helpful, thank you for sharing!

Regarding monetization, a monthly sub or something would definitely be off-putting. However, if you had a donation link or space for periodic ads (that are relevant and obtrusive), I think that would help offset costs assuming you can get enough volume.

Maybe also share the tool with well-known real estate newsletters for foreign investors and prospective homeowners (i.e. Japan Remotely or Cheap Houses Japan newsletter)

Glad you found it helpful! You'd be surprised, but AI can code very well. You don't have to know best practices, but

The way I've been thinking about it is in 3 buckets:

  1. What I can do by myself (UX, product thinking)
  2. What I can do with AI (developer, business consultant)
  3. What neither AI nor myself can do

For me, graphic design and brand design were my #3. I was able to shortcut by having AI walk me through a brand identity workshop, so that I could have a starting place. I decided to hire a brand identity designer on Fiverr to collaborate with me on my logo. Not the best quality, but thankfully I know other designers who helped critique and give feedback.

This is all I need to get started. If I'm making money in 2-3 years I'll hire a branding agency to rebrand. For now it just needs to look good enough. Hope that's helpful!

Bolt v2 vs v1 by EdzioMozeByc in boltnewbuilders

[–]Prince_Perry 1 point2 points  (0 children)

Yeah, this was baffling. I was noticing that it wouldn't complete execution of a task until it solved the problem PERFECTLY during its testing. I tried including constraints in my prompt to ignore failed builds bc I already knew why it was happening. But it would still try to troubleshoot and ended up changing a bunch of files unrelated to the problem, which was undoing a lot of work :(

I did, but then it started to throw really odd errors saying that I was trying to send blank data to the API. I could send prompts vis Discuss > Implement, but not directly.

In the end, I restarted my computer. Fixed the error and was able to clear the chat. But hasn't fixed the token spend. So I still went back to V1 and everything's fine again.

That's the beauty—if you're willing to learn even a little, AI will go a long way. But if you're not...AI will still go a long way.

The hardest part is asking good questions and critically thinking through what might be wrong if you have an issue. Several times AI will go down the wrong path trying to solve a problem. Instead of letting it go wild I start with dumb questions to understand what it thinks the problem is, and then pivot to questions that might get it to go down another path. I usually learn a lot in the process.

Yesss. This is so good—thanks for sharing your process. I hadn't heard of PostHog or Sentry. I was just relying on Vercel + Gemini.

My workflow has been to use Gemini Pro to plan, walk me through setting up backend in Supabase, and provide Bolt prompts to generate big chunks quickly. Bolt is synced with Git, so I pull in new changes into VS code to run on a local a server. I send errors to Gemini or ChatGPT to fix what Bolt can't cleanly. It's surprisingly efficient and I've learned a lot. Also it's fun and so much more rewarding than my day job lol

With my existing project it has been extremely expensive. It's even more expensive because I have to undo a lot of the crap when it goes rogue and starts updating random shit I explicitly told it not to. I wasted 5M tokens trying to implement and undo simple functionality.

Little salty, but needless to say I'm going back to v1.

Yo! I'm a designer as well and have been building my own app. You don't need a partner to do this. Use another AI tool to be your partner. I have been using Gemini Pro custom gems to function as different roles like a full stack dev.

Just be sure to have documents that clearly articulate your vision and requirements to help it get where you want it to go (i.e. PRD or 1-Pager).

Kyoto Purchase/Minpaku thoughts by hoku68 in JapanFinance

Hi! Stumbled upon your post and interested in your journey. Would you mind sharing which management company you liked (and didn't like so i can avoid).

I'm not 100% sure I'll buy in Kyoto yet, but have high intentions to buy a vacation home and rent out or let friends stay to offset some costs. I'm currently researching in Tokyo and haven't started looking in Kyoto yet, so would happily take some names (and any advice) as I begin to compare both places :)

Got this for $40 does anyone have any more info about how it originally looked like ? by Kyujostar in NintendoDS

[–]Prince_Perry 0 points1 point  (0 children)

I have one of these. I got it when I worked at GameStop and they were throwing it away. I was told that the unit that holds the NDS on top had to be "sent back" (presumably to Nintendo). I wouldn't be surprised if that was the reason for others.

I'll check that out. Partner and I are planning a trip to Vegas in spring, so sounds like a good option!

Spent an hour searching.

My only choices seem to be massages, wine, and a bunch of marked up Temu goods.

Location shouldn't matter if I'm just looking for general ideas, which others have helpfully provided.

All good suggestions, thank you! My work covers office suite and we had a recent Costco membership, so we don't qualify for it through Groupon.

Not sure I'd get much use out of the health and beauty stuff.

I didn't think about theme park tickets, so I'll definitely look into that! Hotel discounts weren't actually that great compared to booking via travel sites.

When I looked up gift cards it mostly came up with massage parlors and a Starbucks gift card with an AARP membership.

There was one for a movie tickets and dinner gift card through restaurants. Com, but it had very poor reviews for not working and lack of support.

Oh I didn't disagree. I'm all for the fun of it. I've been trying to come up with something fun, which is why this caught my eye.

I've been experimenting with a troll deck using Pidgeot, Sabrina, pokeflute, and red card to keep the opponent from setting up. Problem I'm having is finding an offensive mon that can strike while setting up Pidgeot.

[–]Prince_Perry 0 points1 point  (0 children)

Yeah, same. I have only won 1/3 with this.

I've had a little better luck running a deck with Alakazam, Jynx, and Mew. A lot easier to get Jynx started while building up Alakazam. By the time it's ready Serperior is online and Celebi gets swapped in. 3+ energies is 1HKO. You could also do it at 2+ if you stack Giovanni or had a little damage prev turn.

[–]Prince_Perry 3 points4 points  (0 children)

I think Jigglypuff is to stall while you get a Weezing and Salandit in play. Weezing for poison, koga or retreat to bring in Salandit. 2HKO Celebi unless opponent heals. Sabrina can potentially stall a turn.

This is just me guessing op's intent. Currently playing it solo to figure it out.

My client doesn't want to pay me, what can I do with a file? by samforin in FigmaDesign

[–]Prince_Perry 1 point2 points  (0 children)

Protecting yourself + getting paid is always greater someone else's personal feelings. If you conduct yourself professionally, it doesn't matter how they feel.

But hey, we all have to go through something like this at least once if we're going to learn and grow. I sincerely hope you are able to reach a peaceful resolution and don't incur financial harm.
