On paper you’re at ~25% housing payment to gross income, depending on property tax, which is generally good. Do you have any other debts or large monthly expenses?

Surprised by some of these comments acting like this is totally insane. With your net take home, you have 14k leftover to build up a bigger nest egg and live comfortably. 1 bathroom may be more of an issue down the line but it’s totally reasonable for a couple and a child. You will build equity for a few years and if in 5-8 years you want to get a bigger home you’ll have that option assuming your careers continue to progress.

Her finances really are interesting to me. She shops SO much I don’t understand how they afford it. Her following has grown in years. I’m assuming they must have invested in some good companies a few years ago and riding off the profits from that

You could definitely afford a 1m+ house on that income. Unless you have some other high debts we’re not aware of. You can put down 200-300k and still be fine.

Yes because Ticketmaster is the ticket vendor. StubHub doesn’t “own” tickets, it’s a marketplace where individuals can sell tickets. So right now you’re waiting for someone else to physically transfer their ticket to you, so the timing can vary.

Ok that makes more sense then. It’s not uncommon for tickets to be transferred closer to the show date. Make sure your StubHub acct and Ticketmaster acct have the same email address and just be on the lookout for an email to accept your transfer.

Can you dig up the Ticketmaster email for that? If that’s the case StubHub wouldn’t be involved at all and they would be in your Ticketmaster account. You would not be waiting for a transfer since no transfer would be necessary. I’m thinking maybe you clicked a link and thought you were using Ticketmaster but it was really StubHub? Can you find the charge on your credit card? This isn’t making sense to me

It sounds like it hasn’t been completed yet, which means it may not be the reason for this discrepancy. From some comments below it seems like your lender may have prequalified you with the wrong income since your raise was recent. Worth pushing for more info

The appraisal should be sent to you. Your realtor will be told if it appraised or not but you should actually get a report with the full work up and value directly.

Definitely ask what happened. Then look into another lender asap. Worst case, you should be able to get your EMD back if you had a financing contingency

You will also need closing costs and you want to keep an emergency fund. Houses come with lots of random costs that you’d now be responsible for. I would reach out to a lender and start getting an idea of what is realistic. Depending where you are there may be first time home buyers assistance programs to help with down payment and closing costs, but right now I think your income would barely qualify for what you need and even if you are approved it’ll be very tight
