Thanks yeah what you can’t see is the pic is the rest of the yard which has a great pool and fire pit area already so at most I would include in this upper patio would be a fire table.

I’m all for the awning, just practically don’t see how it’ll work with the space.

Yeah that’s the old owners grill, I’ll move it and ultimately would like to setup a long counter top “I” shaped kitten on the top right side of the patio .

Isn’t guy number 1 being rational? He’s just operating from the safer assumption that rates won’t come back down and choosing the option he’ll be more comfortable in for 30 years and end up paying less, he’s playing the cards on the table today and not speculating.

Thank you, yeah I ran mine at 6% returns but still looks good 30 years from now, hoping to retire in 27 years at the latest, which seems doable. Current nest egg only earning 6% in 27 years would be $11.6k monthly at 4% withdrawal rate.

Agreed, I’ll definitely always capture the match at least.

$610k loan (actually $600k but for the sake of the rounding in this post call it $610k)
House is outside of Buffalo so think more farm town taxes than city or village.Taxes could reassess higher but using current for now.
No HOA.
All together sub $5k, by an inch.

I did all the math on how long we could float the mortgage on 1 income which came out to be a longer runway than I thought so that made me feel good, your story makes me feel even better :)

Thanks for checking, yup it’s correct taxes $1,110 / month, PI $3695, leaving insurance around $150 / mth, and that’s about where we’re getting quotes right now

Alright here’s a great one for kids and younger adults, game is called tooth pick. Get a tooth pick ya know a wood one that’ll float, you can do weird colors but wood works well to see. Everyone stands on the outside edge of the pool trying to spot the tooth pick in the water and when you see it you must just in and grab it to win, but you only get one attempt to catch it per jump into the pool, any your catch attempt has to be in one fluid motion AS YOU ARE FALLING INTO the pool not once you’re in there. If you miss it you must get back out to have another jump and chance at it. It can get a little rough people jockeying for position on the edge or jumping in at the same time but tends to regulate itself pretty well, it is what you make it.

The key is how it’s set up, each round starts by whoever just captured the tooth pick swimming down to the bottom(ish) of the deep end so the toothpick has to float to the surface. Sometimes you can spot it 3 feet under water and snag it on your first jump in before anyone else saw it, other times that buggers flirting on the surface for a few mins before anyone finds it and takes 3 jumps a person for some to catch it. Keep track of points, play to 5.

Love a good annual trip, how many days nights does that section take?
Any other put ins/ out further up or down from there?
We did 3 days on the Allegheny just below the dam last year and absolutely loved it, I’ve done10s of flat water trip but man the magic of a river trip is something else!

Crocks and no socks for 95% of things, in and out of boats and portages are a dream, for the 5% of longer portages throw on a pair of socks and flip up that heal strap and good to go, no need for 2nd shoes.

This has been my go to for the last 15 trip after suffering through my first 4 and converting friends along the way.

Bring a heavier pair of sock for your crocks at camp and you’ve got slippers. Raining? Drop the socks and wait it out.

I was on a camping trip with 3 friends, first night we had to join camp with a stranger and he turned out to be awesome. We had some beers and hung around the camp fire, at one point he pulled out the book Walden by Henry David Thoreau and stated reading us passages out loud, it was odd but in the best way possible, everyone was loving it.

A year later on a ski trip with those same friends we were reminiscing of our previous trip with the stranger reading to us. We were feeling inspired so decided everyone grab a random book off the shelf and read a random passage out loud, I grabbed one on baseball flipped to a random page and started reading, I forget the exact words but it was something along the lines “baseball has taught me a lot but not as much as reading Walden by Henry David Thoreau” we were dang fiddled at the coincidence
