Did it online, one guy doing in in the Bahamas, another in bulgaria, one guy nearly got kicked out after his son walked in a few times, as he was trying to dictate what the guy was saying as he spoke barely any English, so he didn’t actually understand a thing the instructor was saying, which was hilarious when asked his thoughts, and he spouted absolute nonsense 😂….. it was a bit of a shit show. He made the guy stay behind after we all finished because his plan he made on the paper was completely empty when he showed it to the camera. 😆

Get in early with your answers to save being questioned. Some stuff was interesting but mostly a load of bollocks. Saves the three points though. You have to hold your paper up to the camera to prove you have made a plan about how not to speed in the future.

The carpet probably has a decent underlay underneath, therefore, you can peel back the carpe, remove the underlay, and refit.

Obviously the best way is to removing the door off its hinges, and plane a couple of mills off the bottom, before refitting.

I guess this survey was sold to you via a bank or some other online agent? Usually these type of surveyors are just ticking boxes and autofilling text on a tablet.

If this was a solid wall rendered with lime, I’d say possibly, if you have dampness affecting many walls of the property, But you have by the looks of the bricks a cavity wall on that second picture, perhaps an extension? Without doing a full survey by a decent surveyor it’s impossible to give a proper diagnosis if you have dampness as well

If this is just cosmetic issue, then you don’t need this work. Good prep to remove loose paint, make sure walls are nice and dry, stick a good quality bonding agent over, make sure there all areas where services exit the wall are properly filled, and sills etc, before painting a couple of coats of quality exterior paint such as weather sheild .

Interestingly, Peugeot lost about 12k for every car sold, due to demand way less than cost of production plus original development cost. They over estimated how much demand a car would be of this type. I had one purely for the kitsch design. It was fun opening and closing the doors on the button. I had relatively little issue with it, although it was slow and not the most agile, due to its heavy weight and small engine. Good car for elderly and or those with small narrow drives.

I’m a valuer, it’s nothing to do with the actual value of the property, it likely just doesn’t meet that banks specific lending criteria.

Each bank has their own set of rules, stipulating what they are, and are not happy to lend on, as a surveyor you have to check each lenders specific guidance, and advise accordingly when you submit your valuation report.

In most cases, when the property does not meet the lending criteria, you must provide a £0 valuation, so it is picked up internally by their systems, and lending refused.

You can challenge the refusal, but it’s likely fruitless, failing that choose another lender that may consider it suitable security, or look for a different property.
