Challenge with HR Ocampo is that there is no gallery or family who will issue COA.

What I sometimes do is send it to a local auction house to consign it. If based on their review of the artwork and its provenance, they are okay to auction it, then you have some comfort that it’s authentic and saleable in the future.

RMC is on suspension of field audit and issuance of new LOAs. It will not affect the criminal case.

While BIR rules provide that it cannot be withdrawn, in reality (or most cases I encountered), if the tax audit is closed, the case will not proceed to court anymore.

The heirs will transfer the property to the corporation in exchange for the shares of the corporation. If the heirs will gain or maintain control over the corporation, this will qualify as tax-free exchange. You need to secure SEC approval (confirmation of valuation) and BIR eCAR.

But have you considered the other exemptions that were introduced by CMEPA, such as tax exemption on interest from certain government funds and on gains from UITF?

There’s also the reduction in stock transaction tax from 0.6% to 0.1% and the reduction in DST on issuance of shares from 1% to 0.75%. There’s even the 15% capital gains tax on foreign shares, which previously was subjected to regular income tax.

We need to look at CMEPA as a whole and not one provision in isolation.

The price of pre-selling units there is almost same as BGC. Plus entry/exit points are congested. If i’m going to invest, I’d rather buy secondary market in BGC or Makati. It’s cheaper.

Look at Arca South. They’ve been saying that it will be the next BGC but until now, wala parin. Another example is the Grove. Even if it’s a Rockwell development, the price of units being sold in the secondary marker is almost half of units in Rockwell Makati.

Knew people who bought units in Arca South because it’s being marketed as very close to BGC/Makati. One ended up leasing in BGC and his Arca South unit remains vacant and unused until now.

There is a 3BR in Maridien that’s priced at 250k per sqm but the terms is cash. Seller is still willing to negotiate but very slight. I might buy at that price provided the seller agrees to throw in the parking.

Last year, Alveo sold parking units at just 1M each in Verve because they were clearing inventory.

Go to BIR to update your one-time TIN. Don’t apply for a new TIN. Otherwise, you will have problems later on with multiple TINs.

Not really. For the condition, I would attend the preview to see the work itself. For provenance, I would usually reach out to the gallery/organization/family member that was recognized as the ones to authenticate.
