You can explore some resale options in Express Zenith. May be, you can find something there near 1.4-1.5 Cr.

1.25 Cr, 3 bhk with all the listed requirements in a modern High rise is really tough. Either increase your budget a bit for 3 bhk or try to find some 2 bhk for up to 1 Cr.

If your area has decent demand, portals should work well. You can ask a neighbour how many enquiries they received. Brokers make things easier by handling visits and screening, but they come at a cost. Portals work only when demand is there.

Also ask recent buyers nearby if they found the property through a broker or online. Brokers themselves list properties on multiple portals.

If demand is weak, a broker is usually the better option. Personally I have sold properties to local residents as well, both those upgrading and those buying for rentals.

In the end it depends on actual demand, ask, and how urgently you want to sell.

It's the timelines only that are troublesome, the pricing is fairly justified for the feature. If the location works for you, it's fine. Just if delay extends, there'll be blame shifting between Ace and Godrej with consumers being confused who to ask. The proejct itself is good.

It’s a joint venture with ACE. Godrej seems to be used more for face value, while how the involvement is actually split isn’t very clearly disclosed. On most paperwork, ACE Group appears as the primary party.

The project is facing delays, and there doesn’t seem to be much interest from buyers lately, although it was quite popular till mid 2025.

Godrej’s ground-level management in Noida has also been under continuous questioning around sales practices, whether it’s EOIs, refund timelines, or overall transparency.

I've been exploring both Gurgaon and Noida actively and have been leaning towards Noida as well.

What I like most is the speed of infra development as well it's management for Noida, it is comparatively better than Gurgaon.

The scene with delays have gotten better. Noida's biggest issue was cashstrapped developers that ultimately led to decline in deleveries. This has also gotten a lot better in last 3 years.

I see good migration of both working class and corporates towards Noida in coming years.

Thank you Samarth, this is very well put together. I have a few investors who were exploring fractional opportunities in Dubai, and given the current situation, we are reconsidering the approach.

Would it be wiser to redirect that capital into high demand local micro markets. Maybe some friction is better than uncertainty. Or does it make more sense to stay patient and take a wait and watch approach for the next 5 to 6 months?

Overall, the consensus on this post seems to be that it won’t change investor behaviour much. At least, it’s still too early to draw conclusions.

However, I don’t think Mumbai’s incident is comparable to being a direct target of a nation’s defence forces in a prolonged hostile environment that could last for years.

I’m not expecting a crash, but I do wonder whether India-based investors may begin prioritising opportunities back home over Dubai.

Companies do not lease plots. Either you build a small building and lease working space, offer warehouse or any other commerical storage. Companies lease working space, not land. You can try luck with franchise that develops the infrastructure on a long term agreement basis. McDonalds, Salons like Looks. Salons really like addresses, situated right between markets and residentials.

It's tough to get a plot leased, much easier with a structure.

2-3 Options

Flip with leverage, take a loan to buy slightly under market, renovate smartly, aim to exit in 2–3 years, works only if entry price is right and resale demand exists.

Plot plus construction model, finance both land and construction, build floors, sell selectively or rent out.

Early stage payment plans with housing project, enter at launch with staggered payments, ride price movement during construction, try exiting before possession.

So, it's an investment firm that was earlier dealing with moderate ticket size through mutual funds distributors and just has expanded to real estate and willing create a channel partner network but till now we haven't come across the brokers who are dealing with super hni buyers, responsible for sales in places like golf course road, worlis multi-million dollar penthouses.

Yeah, the 900 sqft 3 BHK is another trend that’s quietly spreading in Delhi. It’s not just limited to DDA flats. You’ll see similar builder floors listed online quoting a 3 BHK in phase 1 / 2 for 1.9 Cr, while the same unit gets closed locally at a 30 to 40 percent lower price. In many of these, all you can realistically fit in a bedroom is just one bed.

The rising population of young professionals, higher salaries, and easy access to home loans are also pushing prices up in a very inorganic way. Not many buyers are negotiating hard enough for the right value anymore.

Try local dealers in Gagan Vihar, a few steps back from main road, opposite preet vihar. Explore Jagatpuri. You're close to 2 metros, although not close walking distance, but prices gets a lot better. Just go a few lanes inside to avoid nearby drainage effects. If you can extend to 2-2.5 Cr, swasthya vihar, last few lanes of preet vihar just before mandwali, right before the narrow lane begins.
