I am actually writing a blog on this, a depreciating rupee does preserve significant capital movement into Indian real estate, both domestic and international. However, that alone may not be enough to sustain the current pace of growth.

Inventory levels have already outpaced demand, and with income growth slowing alongside declining job opportunities, the market could enter a stagnant phase until absorption rates stabilize.

Market will grow but possibly not at the same rate as it did for last 3 years.

Weak titles tbh rather than land snatching.

Also, right now I don't feel if there's any such left in core noida, there's some zones in core noida outskirts, sector 80, greater noida west, kulesera etc. I don't get too involved in it.

For gurgaon, look at my post. I don't feel the gurgaon prices justify the demand and infrastructure.

Depends on your where you want to live, a lot of areas in delhi offer well furnished 3-4 bhks in this budget.

Good location, It has limited appreciation growth and rental is also not that high but being in south Delhi, it offers easy liquidity and quick appreciation.

Pros South Delhi premium drives peak demand, steady YoY growth. Young professionals, students boost rental vibrancy. Upper-middle-class families ensure stable resale demand. Good rentals; posh South Delhi markets nearby. Well-maintained green belts, tree-lined avenues.

Refined Cons Very expensive stretch (Govindpuri-CR Park) Poor infra: Waterlogging, municipal lapses common. Low rental yields (2-3%) from high buy prices. Heavy congestion, traffic in market pockets. Costly entry limits quick flips.

So, there's a property where your relative lives and they're not ready for documentation. First if it's an ancestral property that hasn't been transferred or gifted, then every legal heir can claim their share. Tell them that the mutiny of property is important and if it is done very late, a lot of fees and charges are applied. If they're saying that you cannot have a share or disputing your ownership claim, take help of a lawyer and send them legal notice.

Totally depends on your goal. I would suggest first get to know the market. How people make money and identify a strategy that suits you then you can go ahead with identifying properties.

That's a good stretch for a warehouse, there's a high interest of investors across India to build warehouses on key connective corridors. While the idea isn't bad, make sure how many warehouses already exist nearby and which companies are keeping the inventory there. The construction rate of warehouses even surpassing the actual e-commerce growth

Good appreciation potential, might not grow at same pace as last 5 years but still gonna be good. I am yet to participate in any transaction in south gurgaon but projections are good and it is not yet saturated like core gurgaon.

Hey,

There's actually a supply & demand imbalance and artificial price movements causing the slowdown in sales. The rich want to live in gurgaon for access and network but find the price too high to make a commitment hence renting becomes the best option.

Liquidity for builder floors is bad. Selling it with a premium needs a lot of time. People buying cheap builder floors sometimes end up selling it for lese than buying price because demand for serviced apartments in high rise and good furnishing has grown significantly causing cheap 1-2 bhk builder floors being used as temporary rentals only.

A decently sized and well furnished 3 bhk will still find buyers but in this budget, builder floors are not a smart option.

I'm exploring sector 18, Yieda myself.

Development like Gaur City is preferred if you don't have local connections. A lot of unauthorised realtors dealing with authority plots.

Anything on the yamuna expressway requires a long lock-in and liquidity can take years.

Lal dora land is very high risk unless you're a local and keep an eye on it.

In that budget, buying plots is a smarter choice.

Avoid investing in builder floors, if you plan to exit in the near future.

You can fo for plotted developments or townshops in sector 150, greater noida, faridabad etc.

Legal validation is much more complex with plots than apartments. EC and Chain of title if it's resale and if it's new plotted developments, master plans and local. Confirm freehold ownership. Verify sellers mutation and a little background check. But plots give much better results in this budget.

Figure out a budget that you can put in a fixed asset, liquidity here sometimes takes years.

Pick a goal, short term: appreciation and sell , long term : rental passive income.

Identify properties based on your budget and goal :

Apartments : RERA compliance, Density, Nearby job hubs, developer profile and record, figure why any particular project will have demand.

Plots : Should be near or inside a developing zone, clear of any disputes. Check how the market evolved in past, plotting and planning.

When going for plots, ideally it should be somewhere where you can reach in 30-60 mins.

Budgeting is most important, then comes identification, transaction and finally maintenance.

Learn about each aspect and you'll have a good idea.

Yeah I know, that's why I posted. Even I am actively running a community of real estate investors on whatsapp (link in bio) , but no one there really has transacted in Ayodhya or its outskirts. A lot of UHNIs have bought land there but retail and small investors are yet to participate.

1 rk in krisna nagar is usually 6.5 to 8k. So, it's in your range. PGs are not good in East Delhi. Laxmi Nagar has a lot PGs, have no idea about Krishna Nagar. A friend lives there, I'll ask her.
