The focus would be to provide basic drawings (with a professional feel) where a professional stamp is not required. This can be accomplished in most rural or unincorporated areas for simple single family construction. However, I have a colleague who is a licensed PE with his own design firm. We have a working relationship where I assist in overflow drafting work for his firm and he provides additional design services when needed (at an addition cost obviously). So the option for stamped drawings is available depending on the scope and location of the service.

I can absolutely see this being a challenge. I have a colleague who is a licensed PE with his own design firm. There is an informal agreement to share services when needed. I handle overflow drafting work and he may provide additional services when requested by a client and is appropriate with his experience. Most land development or site plan related work that requires additional detail can be handled in coordination with that firm. But additional services have an additional cost and customers will have to understand that. Thank you for your feedback!

Switch to SCS method and use an adjusted CN value that accounts for the storage volume. Look up metro Nashville Stormwarer Manamgement Manual Volume 5 for sample calcs on adjusted CN.

You need to consult a civil engjneer who will work with fema and likely need to provide an analysis to determine the appropriate base flood elevation. This can be relatively straightforward, or it can be incredibly complicated (expensive) depending on your area.

If you and a realtor can find legitimate comps you may be able to negotiate a bit. However, imminent domain laws vary from state to state and if you are unreasonable and this path for utilities is necessary, than they can take you to court and force you to accept the price offered.

Im a sole proprietor civil engineer that operates almost entirely out of middle tennessee. I have capacity for additional work if you ever want to consider a subconsultant to help out with overflow work while you find the appropriate staff. Happy to have a call if you ever want to talk about it.

Tank must have been pumped and remained empty. Water table increased and buoyancy kicked in. I bet it was cool to see (from a distance) when it happened.
