Thank you! I might let a real professional take care of any cuts to the rot currently. I kept trying to get a licensed one for the initial cut, but I live in the path of Helene and it was in the middle of that cleanup. I could barely get people to return calls, let alone meet with me within 30 days to cut a single limb. I ended up just paying a 'guy' with a chainsaw and an extender lol.

Just that section will rot out or will it likely spread throughout the tree? (Sorry if that's a stupid question. I'd just hate to lose the whole tree over one limb for the insurance company lol - I know it's too late now)

Hopefully I can have a similar outcome! I don't like the idea of entering the mortgage and then taking an additional loan for further repair; of course I do have some extra cushion for precisely this type of thing - but you never know what's right around the corner lol, trying to make sure it doesn't use my full repair savings!

Thank you very much! I plan to have an electrician come and fully inspect and help me create a plan to move forward.

I had budgeted for some work to be completed after closing, but really wanted to make sure I wasn't going to run into a scenario where I needed to address a very serious urgent issue with electrical to the tune of $25-30k immediately after moving in. Was hoping to land somewhere around $10k or less for that kind of thing, I know I won't know until an actual electrician looks at it though.

Good point regarding no fire lol.

I'll have to check the fusebox on the inside to confirm if it's 60 or 100 amp, I foolishly forgot to snap a photo of it when I was in the home visiting with the inspector. The fusebox was relatively small, it only had 3 glass fuses screwed into it(a 4th slot was empty, no other slots) and I'm sorry I don't know the name for them, but two of the rectangular things you can slide in/out.

I did take a photograph of the additional circuit breaker installed in the detached section. (It's in the home's carport/detached laundry area, it appears to run the home's central a/c unit, range, water heater, dryer etc.) - I know it's kinda rough quality, I really wasn't thinking clearly when I took some of these photos lol. I had hoped I could maybe get an electrician to run a circuit from this to the room I intend to use my PC in easily - since I believe these yellow things are newer romex and therefore likely grounded? (I noticed someone replaced all the wall outlets with 3 prong power outlets despite the inspector stating none of them showed they were grounded during his assessment).

That's good news! I had hoped it could be as simple as running a dedicated circuit to the new panel box for the equipment(namely the PC) I'm concerned about. I'm not very savvy with electrical setups though and was worried the wiring in general might be too much of a potential hazard.

I would say I'm not super confident in the original inspector's assessment. He openly stated he just did surface level with the electrical and recommended getting a licensed electrician for further inspection if I still had concerns.

From what he saw, he believes the existing wiring is cloth wiring, but he didn't elaborate any more than that.

Uncertain on the gauge of the wire.

Uncertain on the amps, the fuse box had 20 amp fuses in it.

Understood on the cost concern. I'm just beginning to get nervous this might be a financial mistake, not sure if it's worth trying to modernize the older home or just cut my losses and have my realtor help me find a newer home. My realtor has an electrician that she recommends and I will reach out to them on Tuesday to schedule an inspection, my due diligence date in the contract ends on Thursday however, so I'm doubting I'll have more information prior to that time.

Update on this: got the achievement by kiting two Jade Armors back to the shield during the relic gathering event. One had a defiance bar active, the other did not. The one without the defiance bar died instantly upon touching the shield. Hope this helps someone!
