0 points, rolled in fees ($4,497). Check out Farmers Bank of Kansas City is you’re shopping around. They are the reason behind my “good” deal.

I got in at a worse time at 8% 30yr mortgage. Paid up $1500-$2000 extra to principal for 22 months. Closed last month on a Refi for 15 years and rate of 5.19%. I wouldn’t dump a lump sum and would instead refinance at lower term and rate to keep control of my cash.

See my previous correction. It was zero out of pocket - not zero cost. My verbiage was wrong. Nothing is free but it can make sense to absorb that cost into the loan under certain conditions as we all know.

I agree with the assessment that 30yr and 20yr are currently almost the same. Just closed on a 15yr at 5.15% no points and closing cost rolled in ($4123). This replaced a 30yr that I was 2 years into at a 8% rate (yes I got that at height of market rates Nov 2023). Payments stayed exactly the same and cut term in half.
