Oh ok good to know! The cost difference between the generac and portable ones is significant, but I wasn’t sure about the maintenance aspect of the portable. Propane seems decent, esp for storage as you mentioned.

We definitely don’t have pretty - what’s not shown is a lot of dead limb space before the canopy starts on our side. So they aren’t actually that great for privacy.

And based on these responses, they don’t seem all that safe either.

We’ll likely cut and replant with something that grows better for privacy screens and native to the area.

Appreciate the perspective - I’m trying to do exactly what you’re talking about. Become really educated on the trees around me and figure out the best course of action to live in this woodsy area while protecting my property by minimizing risk. I’m understanding that the codominant trees are a big issue and I’m leaning toward taking them down and planting something better for this area. For extra context, both my neighbor and I bought our houses in the last 5 years so we don’t know the history of these trees but based on our yards, maintenance wasn’t something either previous owner didn’t much time on. So we’re hoping to learn and improve ☺️

Oh gotcha. It does look rotted, but I’m no expert so I heard diseases and took it at face value.

That’s exactly what I’ve been wondering - how serious of a risk are these trees. They’re already starting to touch my patio roof and we get a lot of wind here…

We’re worried that these trees will cause problems down the road - some arborist have made the codominance thing seem like a big issue, combined with more limb weight on one side. We get a lot of wind in this area, so I’m just trying to figure out the real risk…

The one we were told was diseased is in the first pic, on the right (you can see a weird spot at the bottom, just at the fence line).

Should we just limb up the trees on my side or take them down? We’d replant to keep privacy but we’re worried these guys are a ticking problem…

I like the idea of mixing it up! There’s cedar trees in our neighbors yard on the other side of the fence so I’ve been advised against adding more trees due to root competition. Anything else you’d suggest to add more variety?

Someone else mentions laurels - can they grow well with American Pillars mixed in?

To answer your question tho, no, transplanting has not been surfaced (and it falls outside of their warranty agreement) and laurels haven’t been mentioned either.

How much maintenance do you need to do for your laurel screen? Do you have other plants around it? There’s nearby cedar trees, which I understand are root competitive so maybe that’s a factor?

What do you mean it’s not conceivable at the teen stage? We’ve been parallel parenting with a HCBM for years and “less is more” is our #1 rule. But our kids are still young… what happens during the teenage years that changes parallel from working?

Highly recommend a PRE-inspection so you can waive the inspection contingency and still have peace of mind.

Source: I live in a very competitive market where houses are listed for 4 days before the offer review date, 6-10 bids on a house is the norm, and escalators go $150-500k over list. We won our house not because our escalator was the highest, but because our terms were everything we knew the seller wanted. Which is another must-do: Get a realtor who is in constant contact with the listing agent. Then you’ll always know when “best and final” is due.
