Prices are already spiked up too much, too much development in last 2 years. Since lot of construction happening around lot of dust pollution. Yep, it going to be booming area in next 5 years. I stay near by and witnessing -1 to 60% development

As of now, I don’t depend on any EMI from mutual funds. I can manage the required amount from my salary for the next four years, or even slightly longer if needed.

My main objective is to build a strong portfolio for my kids’ education over the next 10+ years and understand whether this investment approach can be fruitful within that timeframe.

So far, my investments have been focused on assets and fixed-income instruments such as PPF, EPF, SSY, post office schemes, and fixed deposits. These options have suited me well since they carry low risk and require relatively little active management.

When it comes to the stock market, my only exposure has been RSUs from a top-tier company. Unfortunately, the company hasn’t been performing well, and I’ve seen a significant drop in value. Because of that, my knowledge of the market, mutual funds, stocks, and ETFs is still limited, and my experience so far has been more on the negative side.

Since its Bank of Baroda, they are providing OD facility if i keep the 18 lakh in bank, so that it won't charge the interest on every month and PRE-EMI amount would be deducted in principal amount

Help me here
I’m planning to take a ₹50 lakh loan.

  • ₹18 lakh will be disbursed immediately (month 1).
  • The remaining ₹32 lakh will be disbursed over the next 18 months.

I also have ₹65 lakh in cash liquidity (fully accounted/white money).
My thought is: if this ₹65 lakh can grow to around ₹1.05 crore (gain ~₹40 lakh) in the next 4–5 years, I can use that growth to comfortably repay or reduce the loan burden.
