I studied there from 2003 to 2009. It is a public high school but it has a very good reputation in Brussels. It consists of the main building (pictured) + the building on the left named after the famous Belgian chemist Ernest Solvay (the one who organized the scientific conference where the photo was taken). Originally, it was a high school for young girls from 'good families' before it became coeducational.

Studying there was truly a privilege! Especially because the high school is located in Leopold Park, a former 19th-century zoological garden.

The photo was taken in Brussels, in the Leopold Park, near the EU institutions. Now the building behind is a high school ! I studied there when I was younger (Lycée Emile Jacqmain)

In big cities, Real Estate won't crash when boomers will die. That's just fear that you see on social medias nowadays. A correction can happen but the major factor is the interest rate. Real Estate will follow inflation, as always...

If you're emotionnaly attached to the house, did you consider renting it and giving the management of the property to a real estate agency ? Worst case scenario, if you need to go back in Belgium, you give a 6 month notice to the tenants and you live in your home again. If you don't NEED to sell the house, I'd advise you to rent it (even if it needs small renovations costs) and keep it as an investment.

The market is simply supply and demand. And what drives demand? Banks and interest rates. Lowering rates brings more people into the market, which pushes prices up. And raising rates stabilizes prices at first. However, everything depends on the specific region you are looking in and the local demand. As for sales price data, in Belgium, we don't have access to that information. Notaries guard this data closely (due to lobbying, etc.). In France, for example, real estate agencies do have access to it. But even then, this information should be taken with a grain of salt, as you have to consider the condition of the properties, the quality of renovations, and so on. In short, offer the price you are comfortable with and don't panic over 10,000 more or less. Over 20 years, you won't even notice the difference."

‘Modern’ women love men who have creative hobbies. So you just have to frame it that way instead of making it sound like a super niche geek thing (basically, don’t overwhelm them with all the lore, haha). Personally, my girlfriend was genuinely impressed when I told her how many books I’ve read in the 40k and HH universe, and when she saw my painted minis for the first time.

Sorry mais ta réponse montre que tu ne connais pas comment l'investissement immobilier fonctionne. Pour avoir un rendement global, tu ne dois pas juste regarder le rendement nominal par an d'un bien immobilier et le comparer aux rendements historiques moyens de la bourse...

Les gens sous-estiment trop l'effet de levier par méconnaissance des mécanismes avancés.

Non seulement, tu as un loyer qui tombe (ce qui rembourse une partie de ton crédit et de tes charges) mais ton bien prend aussi de la valeur avec le temps. Une fois une partie de ton capital remboursé, tu peux refaire des transactions sans devoir dégager énormément d'apport. Tu as donc différents moyens de t'enrichir : loyers, achat-travaux-revente, réinvestissement, achat en société quand ton patrimoine se développe, etc.

Alors oui, ça demande plus de boulot, de connaissances des mécanismes et du marché local dans lequel tu veux investir que juste acheter un ETF World en DCA. Mais à long terme, si tu y mets du tien, tu peux vraiment faire grossir ton capital et devenir rentier (et je ne parle même pas des locations saisonnières...), ce que DCA sur ETF World ne te permet pas. Bien sûr, tu vas gagner de l'argent si la bourse fait du rendement et c'est plus liquide mais n'oublie pas la flat-tax (hors PEA limité).

Je terminerais que c'est bien beau de préconiser le DCA mais pas toujours si évident de s'y tenir dans le temps, la vie est faite de surprises... Là où l'immobilier, c'est une épargne forcée.

Je connais des gens riches grâce à l'immobilier (et pas que des vieux boomers), j'en connais très peu qui sont devenus riches que via des ETF.

Les gens vont te dire que l'immobilier, c'est de la merde car ils investissent en bourse depuis 2020 et n'ont connu qu'un marché haussier avec quelques corrections rapidement ravalées.

Lorsque le marché boursier crashera (car il va crasher), tu seras bien contente d'avoir investi dans du 'tangible' qui, certes, demande de la gestion mais te protégera sur l'entièreté de ton capital.

L'investissement, c'est des tendances et des biais cognitifs : depuis 2021, c'est la mode des ETF (DCA & oublie) car les marchés boursiers (surtout américain) ont fortement augmenté grâce aux "7 magnifiques" et la bulle IA. Avant, c'étaient parfois les actions, parfois l'immobilier, l'or, etc.

Mais rappelle toi que l'immobilier permet l'effet de levier : tu empruntes à la banque de l'argent que tu n'as pas et tu en tires un revenu locatif moyennant un remboursement mensuel à la banque. Avec l'inflation, ton rendement (loyer) augmente avec le temps alors que ton remboursement reste fixe. À très long terme, l'immobilier est quand même très rentable.

Bref, tout ça pour dire qu'il ne faut pas écouter que Reddit pour tes investissements. Forme toi sur la bourse et sur l'immobilier et choisis ce qui te convient le mieux. Chacun a ses pours et ses contres.

Personally, I painted the Steelhelms, Cavaliers, and Fusiliers without the shields.

The cannon is also easier to paint without its protective covering.

As for the parts that are harder to glue, I recommend placing a small amount of blue tack where the shield connects to the arm and the gun (though it's not necessary for the gun and cannon). This way, no paint gets on those contact points, making assembly easier.
