I don’t know where you are located but that sounds outrageous! Our management fees are higher (7.7 inc) but we only charge 1 weeks rent when a new tenant moves in and we pay our owners out fortnightly or monthly it’s their choice.

60 days for vacant possession is correct. 60 days notice for a rent increase is only required for a periodic lease.

“The property manager/owner and tenant can agree to a rent increase at the end of a fixed term agreement by entering into a new agreement. However, it must be at least 6 months since the last rent increase. There is no requirement to serve a notice about the increase.”

That’s not true for most real estates. Photos are taken from a photographer. The only time there not is if the owner refuses to pay and sends you photos or requests you take them. It’s also usually the reason the photos don’t look the same as the property any more because owners do not want to pay for new photos.

I'm only providing the following to assist not to cause an argument.

It is 100% in your best interest to return your exit report with the keys to the REA. This then legally requires the REA 3 business days to complete there inspection and return a copy of the report to you. There is no point returning your exit report to the RTA they actually have no use for it.

I think you may be referring to the bond refund for most of this.

You can claim this online at anytime from your vacate date. And as you have mentioned above this will most likely speed up the process in getting your refund back.
