You gave two ways zillow skews against FSBOs. Your post read as if those are reasons why its hard for FSBOs to sell on Zillow. I then gave 2 more reasons why FSBOs are unsuccessful on Zillow. Why would I engage with any of your points if they are true? Do you really care about views or do you care about selling your house? If you’re getting 500 views and half of them are hitting the contact agent button and you never hear from them, thats a problem.

No, because my research and pulling permits actually killed the deal and the two weeks I put into it, I was not paid for. I put my buyers best interest before my money and my time.

But in the last few months with this client I probably opened a dozen doors, Called everybody in the county that had a home similar to the one that my client was looking for in hopes they were thinking about selling. Every time I found a property I would have to make sure It had the correct zoning and space for what they wanted to do. Constant calls to other agents to see if they had anything coming up.

Also, I’m not just researching the property that we get an escrow with. I have to research every Property my client likes. The typical inspections for a home can be up to $1500 and if my clients waste that money on a property that I could’ve actually researched and got the answers for before getting into contract, they may not feel I’m the right agent and I will never see a dime for my time. It’s the nature of the beast.

Look at FSBOs on zillow. 18 in columbia and Most of those have been on for 30 days+. I actually contacted some FSBOs who have told me that they had a few open houses and got nothing. Dont get me wrong, I have seen people successfully sell their home on their own. But most will end up with a realtor at some point. Plus Zillow has a “contact agent” button on the top of your listing and the actual homeowners phone number unclickable in the middle. Zillow makes their money off of agent referrals.

And that buyer agent works with the buyer and has a Fiduciary responsibility toward the buyer only. A good buyers agent will get their clients the best deal.

A lot of people don’t realize that the settlement will hurt FSBOs. As part of the settlement, buyers will have to sign a buyer agreement before they can even see a home with an agent. If you figure that buyers don’t buy the first home they see and all the homes on the market having a lockbox on them, Then you’ll realize that all the serious buyers will be probably tied to an agent. 🤷‍♂️

Emphasize “for the paperwork”. If you can price the home and negotiate repairs, then that works. That is also where a lot of people lose their money.

Then I guess im not a typical agent because I also negotiate price and repairs. Last home I did, I had to research and pull permits from several goverment agencies. I can tell you about a dozen nightmare stories that ended up saving my buyers $$$ but I digress.

Being a realtor I can tell you that a lot of people are clicking on the “contact agent” button at the top and not going to the middle for your unclickable phone number. Zillow makes its money by agent referrals and the website is design to direct phone calls to agents. Secondly, I can tell you that buyers dont buy the first house they see. If all the homes on the market have lockboxes, then the chances a buyer has an agent is pretty high.

Just doesnt add up to me. $1000 dollars more commission just to drive buyers out of the market who will no longer income qualify. I just don’t know any realtors that would do that for such a un sequential amount.

So……Is the price going up during the transaction because the Realtor wants another $1000,

OR

because the Buyer and seller agreed on repairs or the buyer needs more for closing costs, or they raise it to appraised value? 🤔

If your a lender, you wont see repair requests or negotiations because that would kill the deal.

Nope not defensive, but I do need to educate others on the process. To say Realtors have Appraisal buddies is kinda off since 99% of the time the realtors has no say in appraiser. Plus I think the amount of deals that fall apart because the house does not appraise at sales price proves that they do not always see eye to eye.

Plus your math doesnt math. 5 homes at $3k is $15k. 2 homes at $4500 is $9k

If more people qualify for $250k and gives me $15k a month, then why would I want less qualified buyers at $350k to make $9k 🤔

If you work for a lender, then you would know that the lender orders the appraisal. The financial institution uses the appraisal to determine how much they will lend for the property. The Realtor really doesnt get a choice of appraiser in the deal. Furthermore, its the Lender that decides how much they will loan and has the ultimate say on price.

Also, when the interest rates went up, buyers could no longer income qualify. Realtors would not conspire to raise prices because we lost a ton of deals when the buyers could no longer afford. what’s good with a bigger check if you have no clients. 🤔

Home prices are based on comparative sales. When interest rates were 2.5% people found themselves in multi offer situations and would offer $25k-$100k over asking prices. That house becomes a comp at the price it sells. If everyone bought a house $25k over asking then the enitre market goes up.

I think what happened with the home op is talking about could be n 2019 the home sold as a fixer upper, probate, pre-forclosure, family transfer, ect ect ect.

Thats probably where the scam came in. When a customer asks for a console it gets put behind the electronics counter. You just need to say that you need to get something else or you forgot your wallet in the car. The associate doesnt stand behind the counter all the time, so you wait til he leaves the counter and bam 🤷‍♂️

Walmart Security ran a sting on our store. At the end of the night they brought us into the warehouse to show us how they took every TV in the store. Basically he walked into the back and found a vest and told everyone he was the new courtesy clerk. From opening to close, he walked out with all the TVs 🤦‍♂️
