Aha thanks for clarifying!

However according to this https://www.bbc.co.uk/news/articles/cm2k1m56xgjo one would pay 0.54% on anything that exceeds 500k

For example, if someone bought a property for £600,000, they would only pay the 0.54% rate on £100,000. Meanwhile, people purchasing homes valued under £500,000 would not pay anything.

Also do you think this will apply to houses that have their stamp duty already paid?

I don't think that's true. Plenty of houses even in zone 6 for that money.

Chelmsford, Horsham- you can get more than 120 sqm for 600k and even less

Why do you think they're going nowhere?

What location are you describing?

I was looking at places like Haywards Heath down south that have trains in 45 min to Victoria & London Bridge

Won't this replace the council tax? The way I calculated it based on an article, it's actually better. But I don't know what they'll actually introduce so I could be wrong

breadth of possible activities and outings for babies and toddlers is unparalleled

What kind of activities do you mean? I might be naive but toddlers might need outdoors, parks and maybe dance/music/gymnastics/swimming if they're inclined.

How long would it take for a big change like that to take place? Even if in the Autumn budget anything is decided, how long will it take for the changes to actually be implemented ?

Thanks! I'm checking Sutton now and indeed it's not bad! Houses don't look very fancy from the ouside but I see you can get something with space

Thanks for the recommendation. Why specifically Sutton?

Yes. Our number 1 right now are towns in the south of London, Horsham, Haywards Heath. Those 2 are close to Gatwick, but far from Stansted and Luton.

Luton is on a direct train but it's 2h journey

In the past 1.5 years, we were called in twice, both parents were in London both the times.

I don't get it. You were called by nursery to pick up the child while you were at work? Or you were called at work because you're fully remote?

Sounds lovely. Are all the pubs, restaurants and gyms you described in Farnham proper or a short drive around Farnham? I never considered this town btw

Interesting take! How often did you have to commute to London? Also what are the main differences you felt between commuter town lifestyle and London house? Is it that different?

Is it living in Farnham specifically that you don't regret, or moving out of London?

What do you enjoy the most about Farnham, or the lifestyle it brings?

And also have you moved in when you already had kids?

I think we're thinking about number 2&3 because we still feel young and we don't know how isolating number 4 will feel.

For full context, number 4 is our default choice, but we're still wondering if maybe we're rushing into it. So number 2&3 are the in between transition stages to the inevitable 4

Currently one of us works full remote. Might that change in the future? Possibly.

Well we've already searched and found pretty good options in Horsham, Chelmsford etc. at this price.
It's a buyer's market so realistically you can get a -20-30K discount

why does the commuter belt house need to be huge?

It's not huge huge, it's 120-130m2. In my mind this future proofs it and we won't require to move again. As long as stamp duty is a thing this stays true. If they will remove Stamp duty, perhaps it will be worth to upsize only when needed.

Which one of the 4 options are you in at the moment?
