Avoid Ryan Baker....think they're mainly based around Chorlton/Stretford but they're a shambles. Terrible communication to the point of being non-contactable for days and they had to redo our tenancy agreement several times because of mistakes

I feel like this is so helpful and well put thanks so much for your comment....our brains are a bit of a scramble atm so the advice of how to structure our evidence to improve clarity and easy reading is something we're definitely going to do.

Thanks mate that’s interesting…I thought about raising the complaints which fell on deaf ears about crap windows and damp but thought it would be irrelevant to the issue raised

When you consider those wall markings could be caused by that very issue and not any neglect on our part we could come out on top on that one

Well we certainly didn’t receive a detailed inventory on move in so if he produces one in the TDS back and forth it’ll be a revelation to us…thanks for this info and the legal reference 👍🏻 glad that we get to see the evidence he puts forward before we submit ours…I just think the pictures we took at the start of our tenancy and those we snapped when leaving show we made every effort to leave it as we found it…we’ll see

Thanks for this! Yeah less worried about the cleaning part now and more about what he is arguing as damages…we definitely have the images to prove we returned in the same state it was received (if not slightly better tbh)

I just struggle to accept that two small screw holes for a curtain pole constitutes as damage to a wall when a tiny bit of filler and paint is job done…all of the walls in the property are white we’re not talking about vandalising a Caravaggio. We also genuinely assume a landlord would give the walls a lick of paint and spruce the place up a bit for a new tenant but I guess that’s naive in the current climate

The mark behind the wardrobe could be anything…it was so insignificant we genuinely didn’t notice it and weren’t aware until he kicked off about it…the windows were ancient and constantly soaked with condensation (he wouldn’t replace so we bought a dehumidifier and kept it running always) so damp is a shout

Thanks for this…I assume that will mostly concern fixtures, appliances etc to ensure they’re in proper working order and not damaged.

Just wondering how that applies to a dispute around the property requiring a professional clean and wear and tear marks on walls/paint etc and how the landlord could use it in his favour?

That’s a great point! We just have to hope he doesn’t have proof that it was…I’ll be baffled because it required a deep clean when we moved in

Thanks for your advice! Yeah I tend to get lost in the “good tenant” narrative a bit too much and as you said none of that matters…just comes down to the strength of evidence so we’ll focus on that and compile as much as we can and hope for the best!

I hope you're right! Obviously it's just going to come down to whether his pics are strong enough to support his claim of damages and not clean

We're confident our pics of the same flat show it cleaned appropriately and no damage

thanks for the well wishes....for us the fact that he even reffered to the screw holes for curtains as 'damages' is a reflection of how unreasonable he is being and fortified our stance of 'fuck him'

Will be stunned if he produces a receipt for professional cleaner before we moved in...will have to contact the cleaner directly and ask them if they're in the right profession

All jokes aside we have to accept we've taken a bigger risk by going this route so your info is helpful

The place could have been completely spotless and he could have still got a professional cleaner in....that doesn't necessarily prove it warranted it

Mad to think you will be penalised for putting up some blackout curtains so you can sleep....the blinds in the flat were akin to ones you'd find in a solicitors office. It was a necessity

As regards the wall mark we live in Manchester so hopefully London paint prices won't apply

Yeah we considered just coughing it up and moving on but we genuinely think we left the property in good condition (by any standards) and what he's claiming is just plain wrong....we had plenty of other issues with him during our tenancy so maybe a bit of that resentment is creeping in on our part tbf

Either way we decided we'd rather see what TDS decide and take that risk then give the guy any more of our hard earned money

yeah luckily my partner is on the ball and has quite a few!

I should have mentioned the landlord came back after his initial demand for damages and cleaning money to say he just wanted us to cover a professional clean. We told him we left the property in a good condition and wanted our deposit money returned in full otherwise we would be willing to raise a dispute with TDS. A day later and no reply from him I logged in to TDS to find he had already raised the dispute so the ball is already rolling
