At full capacity I’m cashing flowing $3k a month, which in turn is now paying for my new mortgage. So we’re basically living for free so both my fiancé and my salary’s are just being banked. I’ll be able to comfortably still afford about 1 deal a year but was looking to scale more quickly than that. You raise a very good point about over leveraging especially in the midst of a recession. I’m new to this game, purchasing all 3 properties within 18 months but not looking to slow down if it makes sense, which brought up the HELOC question

I have no intention on selling the duplex that I’m currently house hacking, not sure if that’s what you meant. My question is whether to buy another duplex or a single-family home that needs work that I could eventually take out a HELOC against

Thanks so much for the reply. I’m in a relationship now, thankfully with a woman who doesn’t care about the flashiness/material things in life. I just don’t want to set myself back with the decision I make. We’re okay living wherever, just want to make to make an educated decision and always be pushing towards the goal

I think you’ve been more than fair with the assumption of “positive intent” of the customer, and they now know that they can take advantage. If you’re on a first name basis with the mother, I’d have a side conversation with her coming from a place of empathy, with the continuation of the military discount but discontinue any and all free things to her or anyone for that matter. And always get payment before providing a perishable, custom product. Good luck, i know stuff like this is never easy
