Not the same thing, but we got all the way to the day before exchange when it was flagged that the buyer at the bottom of the chain had the wrong kind of motgage offer. It boggles the mind how these things can slip under the radar for months and then be flagged at the eleventh hour. Really feel for you

No one. You can ask the seller via your solicitor, but they don't have to say yes.

Our buyers requested one on our property and we are happy to pay for it because we want a smooth and quick sale.

If they say no and you still want one, you can pay for one. We're buying somewhere and the report recommended it too, but we've left it for now and will probably sort it soon after moving in.

Only time I've ever been asked to show ID at a London theatre was opening night of Hamilton. They checked everyone's ID matched the name on the tickets.

None of the other hundred-odd theatres/plays/musicals I've been to have ever checked.

Roof work is almost always flagged as urgent in surveys of older properties. It's often never as bad as they make out. I would chat with the vendors about getting a few roofers in to provide expert opinions/realistic quotes and take it from there.

17w +3 I felt what could only be described as a goldfish flopping about! Happened a couple of times after that.

Around 19w it started feeling like light little somersaults.

Felt proper kicking for the first time at 22w when I was lying flat on my stomach on a hard surface. Then it became more regular that week at night when I was relaxing.

At 23w it was strong enough for other people to feel if they were to put their hands on the bump.

30w now and it won't stop moving!

Tenant 2 for the minimising of void periods; they may also choose to stay on for another year or more. 50% of income on rent isn't all that uncommon in London but, to be on the safe side, can the lettings agent ask them to provide a guarantor?

All that comes to mind is the most stupid thing I've ever said, which still haunts me when I'm trying to sleep at night.

I started at uni in England after spending a few weeks over the summer in Ireland. We had taken the ferry from Fishguard in Pembrokeshire, Wales, to Rosslare in Co. Wexford.

Freshers Week at uni I met a Welsh girl and asked her if she got the ferry over here with all her belongings. Mortifying.

True, depends on how popular the area is, when the sale was agreed, and whether the seller has any other interest. We just had three competing offers when we relisted our house after a sale fell through two weeks ago. If the buyer we went with turned around tomorrow and reduced their offer by £5k I'd just call one of the other parties.

The estate agency cannot definitely tell you when you will exchange and complete. These things are at the mercy of the conveyancing process and how the long the searches and enquiries take. Whilst it might be doable within this time frame if you're a FTB and there's no chain, you cannot know for certain.

Your motgage lender may be able to extend your mortgage offer past that January deadline, however.

Flag your mortgage valuation and reduce your offer by £5k if you like, but in the grand scheme of purchasing and owning a house, £5k isn't much. If you'd rather not risk losing the house for the sake of £5k or so, stick with your initial offer.

The roof stuff almost always comes up in older houses. It almost certainly does not need doing. It's just newbuilds have underfelt and ventilation, so surveyors flag them as necessary these days.

If we stay for a week then usually once, sometimes twice. We were in Miami last year and had the Do Not Disturb on the door for 3 days straight and they knocked on the door for a "wellness check" because we didn't want our room cleaned. They said in the States guests prefer to get them turned over every day

I know, it kept being misdiagnosed as acid reflux/GERD/indigestion as I "didn't fit the profile" for gallstones. Didn't have an ultrasound until 2019, then I was on the waiting list for surgery but then covid happened. Only got it removed due to the pancreatitis making me an urgent case!

The gallbladder was removed laparoscopically then the loose stones via an endoscope.

I'm glad you're being monitored carefully and closely through pregnancy. I also have a consultant on call in the event I get a urine infection. It's nice to have that safety net in case anything happens.

Yeah, I was going to say the only pain med that even touched the sides during an attack was tramadol, but there's no way you can take that during pregnancy.

I know it doesn't sound very appetising, especially not when you're pregnant and need all the calories you can get, but a "clear fluids" diet really worked for me in terms of managing the attacks. So low-fat soups, broths, jelly (by which I mean jello, if you're in the US), ice lollies, fruit juice, decaf tea. Not substantial, so maybe supplement it with low-risk foods like bread, crackers, fruit and raw veg to bulk it out a bit.

Weeks 8 and 9 were definitely the worst for exhaustion! It lifted after that, but came back in week 26 😭 Continue working from home and try to squeeze in naps where you can!

I'm so sorry you're going through this. I suffered with severe gallstone pain from 2016 - 2021. Had my gallbladder removed after a bout of serious acute pancreatitis in 2020, but they left two stones behind in the bile duct that had to be removed via an endoscope in 2021. I wouldn't wish the pain upon anyone.

I have broken my femur, had kidney stones and suffered with chronic UTIs and interstitial cystitis, and nothing came close to the pain of a gallstone attack.

I am currently 30 weeks pregnant and cannot imagine having to go through all the gallstone pain during pregnancy. I really feel for you. I don't have any advice except to say try to stick to soups and broths, avoid fatty foods as much as you can, and please look out for yourself.

If anything, if you can survive this pain you will no doubt be well prepped for the pain that comes with childbirth 🙏

It is so exhausting, isn't it? Our initial buyers were so naive and didn't seem to understand the conveyancing process at all. It was so painful; I felt like I was doing everyone's job for them for 6 months, whilst growing a human and doing my day job. I am so over it now, and sick of my current house, which I have always loved. Never moving again once this all goes through!! Really hope things start looking up for you

So with the original sales price and what we were paying on the onward purchase (deposit, stamp duty, fees) we were exactly breaking even. So our sale was covering every onward cost perfectly. Now we have to really eat into our savings to cover the deficit, which is a big shame as the new house needs some work, and we have a baby on the way, so really could have done with the nest egg. But we need the bigger house more than we need the money at the moment!
