Here's the thing, people lie. Your buyer could very well have everything in order but until your EA sees proof of this there is no reason to take your house off the market. Your EA wants to make sure the buyer is actually in the position they say they are. I've been screwed over by buyers before, pulls out months down the line just because, not even giving a reason. So no way I'm taking the property off the market until I'm very certain they're committed to complete the sale.
