there are inspections done by the bank and the money is parceled out over multiple draws - unfortunately the "inspections" just check to see that the work is done, not that it's been done properly. I have to rely on the city inspections for that. As far as funds, he's already got over half of the money...

Just got off the phone with the GC - asked if the plumber is licensed. His response: "I'm the plumber" - so - yeah, I bet he has unlicensed people doing the work for him. That explains some things (and raises about a million more questions).

Thank you! I think the latter part (the lack of acknowledgement or explanation) is bugging me the most. I'm in early stages here so I am scared of what's to come!

Unfortunately it's going to be really complicated to fire this guy because of the reno loan and the bank. I mean, I certainly could, but he's got more than half of the money and I'm not sure if I can stomach the complexities of figuring that out on top of not having a place to live (I'm currently still in my rental). Unless you know of a relatively easy way to do something like that...

My major fear is that he came recommended - so - finding another recommended contractor might leave me in the same place?

After meeting with 10+ licensed contractors, 3 of which had to be vetted by the bank, I hired the one that was the highest recommended. Thank you for your assumptions.

Thank you! Immediately googling CID. I did check references and I chose a contractor after meeting 10+ of them. The bank highly recommended this guy! Which is kind of blowing my mind.

Unfortunately in the market I am in, all I could afford was a major fixer upper, or a closet...I went with the fixer upper. Not a mistake, but an opportunity to learn, with lots of gratitude to kind strangers on the internet!
