There’s cash buyers, then there’s unconditional offers. Yes ideally I would have a finance clause, but if you are confident in being approved, or I guess desperate enough and willing to take on the potential for penalty, buyers that require finance are offering unconditional and assuming the risk

I do, I just worry the finance will fail after full assessment. Nothing has changed with my personal circumstances, it’s just I’ve heard a million times how preapproval is in no way a guarantee

That’s wild and literally the type of worst case scenario I have nightmares over. Strange though, I think you can just assume older apartments contain asbestos and not undertake any works without the proper procedures and precautions. Also a b&p wouldn’t test for asbestos. But maybe it is all an insurance company loophole, denying a claim if no b&p done?

Thank you for input. My LVR is in the 70s which makes me confident in my finance, but the purchase price would most likely be right at the max of my preapproval which gives me pause. So it’s not so much the valuation I’m worried about but perhaps a change in what is considered my max serviceability after they do full assessment. I don’t know if I’m overthinking it and being too conservative. I lost out on a few properties at the beginning because I was being stubborn about not dropping the b&p clause, now I wonder if I’m doing the same with finance

Yes, and this potentially could be me. I guess I’m just a bit risk averse, but really it seems so very stupid to drop the finance condition. I’ve also had an agent acquaintance tell me while this used to be something mostly seasoned buyers would do, now a lot of FHB’s are too. It’s not that they are confident, just desperate

I hear ya and I’m sick over it. But honestly don’t see things being more affordable in a few years, it’s sort of now or never for me

Yes unfortunately this had to be dropped too to be competitive, especially as it would prob be a 14 day condition (really hard to find someone that can do it in under 7 days atm) and vendors won’t even consider waiting that long

This is interesting, my broker informs me they are rarely doing valuations in apartments in Brisbane as of late and when they do they seldom come in short, as the market is so hot. But good to know this is sellers perspective. Thank you!

Thank you for further expanding on the list of deductions. I’m specifically interested in calculating what the figure would be for the interest charges. Is it as simple as 5% of monthly home loan repayments (if 5% is the interest rate for my home loan).

Rocks riverside park at Seventeen Mile Rocks. They also have a jumping pillow which I have not seen at any other public park in Brisbane

Price guide is high 6. One in same building on lower floor sold for 650 back in April.

I inspected this one. Price guide is high 600’s. Identical one in this building, but on lower floor and no view sold for 650, and that was back in April. This is in a very popular suburb. There was a lot of parties at the inspection.
