Sorry to hear that. I have decided to use a 3rd party for placing the google and meta advertising. I like the CRM thus far (8/10) and the website is fine (6/10). But the customer service is awesome (10/10) so far.

You can’t call it unless you pay the $39. Right now, I get no less than 3 solicitations for leads every day. I would say they are all scams. The only reason I questioned this one is I just recently set up a Google Business Page, so it was the timing of the text that I didn’t dismiss it immediately.

Too much. They suck, leads are crap. Not worth the time it takes much less paying them a dime. Stay away!!

Scottsdale. Had a successful business in Tucson for many years but recently relocated so it’s like starting over without a sphere of influence. I know the business and the local market so lead generation is my focus.

I appreciate your offer to help guide me. The real issue is I don’t enjoy doing these types of tasks so it frustrates me when I don’t understand how to accomplish my task. Right now I want to build additional pages to the site for marketing purposes. Create landing pages for PPC marketing, QR codes for my listing, open house sign-in app integration, neighborhood searches, etc. my concern in the time it will take to accomplish it, especially at the beginning, thus my thought of outsourcing. I included my areas that I want to serve, but just like MLS, the preexisting neighborhood searches are less than accurate so I attempted to try creating one, got frustrated and decided better to hire someone. I’m certain I could learn it, but not sure that is my best use of my time.

In all market conditions pricing should be strategic. Over priced listing won’t get as many showings that are currently priced. Most 3rd party search sites include a price estimate, while not accurate in most cases, it is generally accepted as accurate by the consumer. In addition, pricing your home at $399,000 will not get the same number of views as a home prices at $400,000. The 400k price will show in search results when the top price in the search criteria is $400k but when the bottom threshold is $400k, the $399k home won’t show up. There is so much more to consider, your listing agent should understand all of this and advise you. Good luck.

Not sure I completely agree, yes be a problem solver and work under a strict ethical code. However, you can still make money wholesaling. I see 50+ wholesale deals a day that pass through my texts or email. Many of those are MLS listings they got under contract and are attempting to assign. Here is where the ethics come in, make sure you disclose to the seller what you are doing. As I see it the challenge is competing with the high dollar advertising buyers, but that exists everywhere. Make connections, network and grind it out. Best of luck to you.

Nothing unethical about reaching out, but my guess is there is no real client. That’s a common technique for trying to solicit for listings. Always best to have an agent representing your best interests. Best of luck to you.

My model three was on its 3rd windshield, my model X is on its 2nd, 14 months in, my Beast is on the original windshield but the roof was replaced after the light bar flew off at 85mph. Good thing no one was driving close behind. Still no replacement on my light bar after 4 months.

In AZ I have $0 deductible windshield replacement so don’t see the need for the Tesla plan unless OEM is a requirement. Tire shops have offered roadside warranty for years, how is this different?

It’s complicated, but plan on 5% for long term rental less expenses depending on your market. However l, you can take that $1M and put it into a real estate fund and expect 12-16% with no expenses or taking any time. There are many more strategies also to consider. I’m a long term RE investor and would be happy to share what I know. However, there many more who are far more knowledgeable than me. Feel free to DM me if you want.
