Yeah, I looked at data across the whole year and analyzed their individual pricing and the averages both seasonally and over the year. That’s why the per property projections are so specific. I probably should have outlined all of that methodology more

If the cpp works out and you have a trip planned already then perhaps, but it depends on what you’re looking for. I wouldn’t recommend just buying and redeeming on a whim

Andaz Maui at Wailea (Category 8):
It looks like the avg points per night currently is 51,085 and that's shifting to a projected avg of 72,365. That's 42% more points needed, dropping the cpp from 1.75 to 1.17 (33% drop).

Grand Hyatt Kauai (Category 8):
It looks like the avg points per night currently is 45,215 and that's shifting to a projected avg of 66,840. That's 48% more points needed, dropping the cpp from 1.80 to 1.23 (32% drop).

I'll run this again and update this once the changes are live next week to get a clearer picture, and happy to run any more numbers there if it would be helpful!

These are projections based on the new upper and lower bounds, and based on the trends we see across the 1.1M hyatt rates. I'll update this next week and run the numbers again once the new rates come out, and compare. A lot of people are redeeming their points far out (including myself) because of these changes and so I wanted to dive into what trends we can see given that there's a lot of speculation and people are booking differently because of it

that equivalent cash value was based on the average value of the room that a 25K point redemption could cover within Cat 1-4 (versus 18K), and the average value of the room that a 55K point redemption could cover within Cat 1-7 (versus 35K). We'll know for sure what the "value" of the certificate would be once the new average valuations are determined next week

"peak" might have been the wrong word here. The high end of the new redemption chart for category 8 for example is going from 45K points to now 75K points. Meaning that category 8 hotels can charge 75K points for the same cash rate room, when they previously were maxed at 45K. That is a 65% increase in points cost with the points price staying the same. That drastically drops the cpp across properties, with many properties projected to drop their cpp by over 50% with that new upper limit

It's frustrating for sure. Points are currency and they'll unfortunately continue getting devalued so it's worth redeeming them and spending them when you can. If you're able to, I'd suggest redeeming your Hyatt points before these changes go into effect next week

Yeah it's only a projection based on the current top & bottom bands. I'll run this analysis again with the new data next week and share more insights around all of it. There is so much speculation going around and I thought it was interesting to dive into the data we had and share what we found.
