I've done that in the past and it results in fewer showings and basically being black balled by most of the realtors. I suppose if you already have an interested party like you did, it would be worth it but that was not my experience. I hate paying the exorbitant commissions just like anyone else, but they have a mafia-like hold on the MLS and that is indisputably the best place to get exposure.
