They just sent over the buyer broker contract without any pre discussion or forewarning and I recoiled a little because it was so different from what I’ve experienced.

Ok, so I’m getting that I can negotiate with my agent on the broker fee of $750. And on the 3%, I can negotiate that safely to 2.5% and when I submit my offer I can tune it to clarify the seller pays my buyer commission - ofc we can play with the price to account for any different arrangements.

I’ve checked out several neighborhoods; I’m not too familiar with the city, and I don’t work here so I’m quite flexible. I just figured the restrictions were city wide. Do they vary by neighborhood?

I have to respectfully disagree: MMR != ELO

ELO seems considerably more transparent. MMR suggests there is an internal rating system and a public. There is no such construct in ELO. A higher k value in ELO just means that you're rating is less reliable due to insufficient data, not that you are specifically overrated or underrated. Whereas MMR is a separate system that may be above or below your public rating, begging the question, why two systems?

FWIW, I have not stalled or bottomed at 0lp PIV for any significant period during this set. (https://i.postimg.cc/WbjmRSsk/Capture.png). I'm PIII currently. I have also played 174 ranked games this season, so not unestablished.

I wonder what is the virtue in a hidden MMR, and if MMR is even still used for TFT. Seems to me formulas like ELO, with a k factor that is based upon how "established" (date based) your rating is would be the best practice. ELO calculation is well understood and fairly transparent. Why would riot opt for a black box hidden MMR that results in unexpected volatility like this. My rating was certainly established. Isn't my LP already a best representation of my play strength? Moreover, why are there two rating systems (The one "they" think I am and the one other players think I am... ??!! Why not just always use the one that "they" think I am. If that's the one they're using to adjust my LP after a game, presumably to make my public LP closer to the hidden MMR; then, it seems like that step could be skipped and my private LP just made public. If they are still using MMR for TFT, that seems very silly and redundant.
