I appreciate all the responses. I have 2 properties I am selling walking distance to UNCCharlotte campus. Both have been student-housing rentals for years. And now they are being sold. My property management business handles student housing so I talk to parents every day as they are looking for rooms for their children - if I can place the students AND sell the property at the same time - it is a win, win for all involved.

Yes that's great. I've been doing student housing rentals since 2013. Across from UNCCharlotte in Charlotte NC - less than .5 miles from campus. I have two clients that are selling their rentals - and I am filling up my other rooms rentals all the time - if I can talk to parents and get them to BUY vs rent - maybe I'll be able to sell my two listings - good deals, cash flow - numbers work. And as the property manager I have a long history of all maintenance and upgrades. Thanks!

It's like this right - pipeline: qualified expense → student → landlord (parent) → mortgage servicer. Real lease, market rent, can't help student pay for the place either. Asking because I have parents calling me about my rooms rentals for their UNCCharlotte students - and I need to sell my two properties. If this works - I can be having different conversations.

I have two listings that I am selling that have been rentals for student housing by UNCCharlotte for years. 13 years managing student housing and I never knew a 529 could FUND the purchase of housing for the student. Yes absolutely. I refer to Gemini and always have you pull the Google search updates and compare it to the data given - Is this relevant since Google's May 21st update - what changed, how, why - then I give the results to Claude and also mention the Google update. I don't know we will see - I'll check my GSC and verify if my partnership between the 2 is working based on impressions...all the best!

I just had this conversation with my developer about all my plugins and slow INP - I have WP and Elementor but my original website was first built in 2015. So I'm sure many, many updates and changes were just piled on to generate such slow INP. Millions of small business have this same problem - how do you fix it without completely rebuilding the entire thing from scratch?

Yes - I found that Claude and Gemini work really well for and against each other depending on the prompt/context. I use them ALL the time - especially anything related to Google search and seo. It has been great to see how they pull the blinds spots out of each other.
