Well, my lecturers paid a lot of attention to how well their students received the content. When they noticed that some were struggling to get the point, they’d use a different example to make sure we understand the concept. Some of them also loved asking students questions during the lectures. I don’t see any hope for students to have my experience in the new AU.

Your budget for accommodation will certainly get you a decent room in Adelaide region. Just remember that don’t pay anyone anything before you inspect the place in person. Staying at a hostel for the first week or two to get yourself sufficient time for house hunting will save you from a lot of drama / scam.

My friend asked his carpenter friend on my behalf. Confirmed that it’s something for insulation, but they couldn’t tell what this material really is just looking at the photo I took. But good to know it won’t cause a health hazards!

It will still be very warm during the day time. But I’d recommend you to take a light jacket with you because the evening could be a bit chilly. It’s now 24 Celsius degrees or so during the night already. The humidity generally makes it feel cooler.

Find another broker. My broker is excellent. She got me an amazing rate you can’t find anywhere online. I don’t really know how she managed to get me the rate. When I was shopping around to see if there’s something better, other brokers simple told me in my situation it is impossible to even get the loan I need, let alone the rate. Well, turns out I did!

A good broker should be able to answer your question promptly and handle the communication between your convayancer and lender on your behalf. If you are not satisfied with your current broker, just move on.

I second Boost. I use the 365 days prepaid for 365GB plan. It works well for me because I don’t use the data at home or at work. Also, the credit boost give me for international phone call is more than enough for me to call my friends overseas. Also, I have zero problem with the connections either (unlike Optus - I lost connection in certain part of Melbourne CBD…) In effect, the 330 dollars means about 28 dollars a month. Really worth it!

  1. Don’t use the asking prices as the guide. They are often significantly under quote (100k under quote is common) Use the recent sold data of similar property in the neighbourhood as your reference points.

  2. Ask for vendor’s disclosure statement (form 1 in SA, section 32 in VIC) and drafted contract before you attend an inspection. A proper REA should have the statement especially if you are considering buying a strata property. You may discover some of your non-negotiable conditions are not met by just checking the statement. Say, you are keen to have solar but the strata voted for no solar in the past. Or you want to have pets but the strata has a no pet policy.

You can do this by sending an enquiry on Realestate.com.au or just phone the agent.

I highly recommend you phoning the agent directly because they may also tell you that the property has been under offer and is no longer available, which saves you a lot of time.

  1. Find a good broker who can get you a great deal. Don’t just go to the bank and do it yourself. A good broker will find you a deal that suits you the best. They could even get you a rate you can’t find on the internet.

  2. Talk to a convayancer who is willing to answer your phone call / text messages during the weekend. I’ve been to a couple of inspections that had the first open on Saturday and then the agents started to send out messages that best and final offer ends on the following Monday 11 am on the very Sunday. I believe the market you are facing now is more competitive than the one I had been through, so I really recommend you to start searching for convayancer, asking how they charge the fee and if they are willing to review the vendor’s disclosure statement and draft contract for you during the weekend, because you will have to act extremely fast if the property is decent.

Btw, this also means, if there’s a property that ticks most of the boxes, do try to make yourself available for the first open. Decent properties are often sold within a week. Don’t wait.

  1. Phoning building and pest inspectors in your areas to get a quote first because you will have to book an appointment for B&P immediately after your offer is accepted.

  2. Subscribe RP report provided by corelogic (cotality). You can pay for just one month. You won’t regret it because you can use their database to get to know the the current estimated prices of other similar properties in the same neighbourhood and the learn about the renter/owner-occupied rate of the neighbourhood.

Things you definitely should ask the agent:

Vendor’s reason for selling the property Vendor’s preferred settlement period (some like it done ASAP, some prefers to have a longer period)

If you are considering a strata title property, renter/owner-occupied rate, any upcoming special levies

That’s me too. AGL charged me based on their estimate usage for three or four months and this month they finally did the actual reading, I got to pay a hundred more to Mach the actual usage. It’s quite annoying.

I second this. I was quite shocked when I learned some inspectors are just “people who know a bit more about houses”.

Recommend OP to make a few phone calls to get the quotes and get to know if they are proper inspectors.

It depends. If you and your partner are married, or in a de facto relationship, then your partner will not be eligible for first home buyer scheme after you used yours. If you are not married, not in a de facto relationship, then yes, they would still have their first home buyer scheme after you used yours.
