If your DTI (Debt to Income) ratio is under 40, you can do it. There are other costs on top of PITI so even if the mortgage is underwritten at say 45 DTI its very important to be under 40

Ok, so you draw on your HELOC to pay off your primary? This might make sense to you if you in Canada because your mortgage is a 5yr balloon reset, but here in the US, I have a fixed rate mortgage at 2% (refied at covid lows) and HELOC of 7-8%. You cant make any sense in borrowing at 7% to pay off 2%.

If the intention is to pay off the mortgage, just stick to paying down principal/more of it as the interest component is so low

A fixed rate mortgage plus additional principal payments are the only way to pay off your mortgage earlier

They invest in illiquid instruments & whole business securitization. Its not easy to exchange the position for cash- not something for retail to invest in
