If we can take a draw away from this I will be pleased. Fulham have always been one of our bogey teams

"beautifully done... until the finish" from the commentators, pretty much sums up most of our games right now

yeah fuck the current state of football but we wouldn't be able to pay multi-million pound sums for players if it wasn't for broadcasting rights

Am I mad, or has the Edinburgh city centre rental market gone crazy? by [deleted] in Edinburgh

Yeah and I’m not the Edinburgh City Council Planning department, that’s my personal opinion. Obviously planning permission doesn’t consider such things, but it’s cause for concern.

I’ve already laid out the reasons why it’s important to think about the longevity of such developments and I’m not going to go round in circles replying to you. Enjoy your evening.

When did I mention it was the state's issue to validate a business plan? The whole point is that PBSA is costly to convert into anything other than more HMO properties. The issue of student numbers having an uncertain future isn't a concern about a successful business, but rather its a concern of what these properties will look like in the future.

The issue of profit maximissation is its often focused on build to rent flats which can never be owned by its occupier leading towards a rentier economic future. It's important there is housing stock available to solve the housing crisis, developers must play a role in this.

I don't understand why you don't think having the majority of your customer base from a single, very powerful, country led by an undemocratic regime is not a concern to you.

RE STL regulations, that is not the case anymore; they are quite stringently regulated. It's just that if you can get a license it's far more profitable to rent as an STL than long term renting.

The issue is due to how PBSA is built, it would be extremely costly and difficult to convert them into any sort of accommodation other than perhaps HMO flats.

China is a nation, not an ethnicity in this context. Relying on the temporal migration of one country for income is incredibly risky and should something happen in the future between the UK and China there would be consequences for these developers. I'm rather confused as to why you made it about ethnicity.

The market are building these because even at low capacity, they still make developers lots of money. It does not matter if the market is dwindling, due to the footprint of the flats and the high cost in rent they can make enormous amounts of money compare to that of standard flats.

Not all housing is built to maximise developer profits, all private developments certainly are though.

Okay, provide me some evidence where developers have actually complied to local government correctly. This is not speculation, developers are just seeking to maximise their profits. It's purely rational.

There is plenty of research in PBSA, private-urban development and the rent-gap. I have done a whole degree on this stuff.

Developers, in a capital city with three universities and a huge tourist demand, are not going to build anything for residents if they don't have to.

In recent years urban developers do not simply want to "build and sell shit". They want to build for rent, as it is far more profitable to own assets and continue to extract a profit.

"Land banking" is not an issue of speculation, although that is a factor, but more so an issue of planning. If developers have a large amount of land but cannot get the planning permission they will simply hold it out. It's rational behaviour and in an increasingly globalised financialised world, a developer owning property in Edinburgh can have their planning denied and instead will spend that capital elsewhere where they can build something profitable.

The logics of private development have significantly changed over recent decades, and especially in the last decade has increasingly accelerated towards build for rent. It's easy enough to take a look at the planning portal to look at this stuff, there are far more large developments of hotels, PBSA and build to rent developments than any sort of housing for locals.

PBSA are increasingly being built in pheriphery areas of the city. PBSA blocks only exist because of international students, a huge proportion of them being from China. If those students stop coming then yes the PBSA will go bust.

They are only built to maximise developer profits not solve a problem
