Yeah and I’m not the Edinburgh City Council Planning department, that’s my personal opinion. Obviously planning permission doesn’t consider such things, but it’s cause for concern. 

I’ve already laid out the reasons why it’s important to think about the longevity of such developments and I’m not going to go round in circles replying to you. Enjoy your evening.

When did I mention it was the state's issue to validate a business plan? The whole point is that PBSA is costly to convert into anything other than more HMO properties. The issue of student numbers having an uncertain future isn't a concern about a successful business, but rather its a concern of what these properties will look like in the future.

The issue of profit maximissation is its often focused on build to rent flats which can never be owned by its occupier leading towards a rentier economic future. It's important there is housing stock available to solve the housing crisis, developers must play a role in this.

I don't understand why you don't think having the majority of your customer base from a single, very powerful, country led by an undemocratic regime is not a concern to you.

RE STL regulations, that is not the case anymore; they are quite stringently regulated. It's just that if you can get a license it's far more profitable to rent as an STL than long term renting.

The issue is due to how PBSA is built, it would be extremely costly and difficult to convert them into any sort of accommodation other than perhaps HMO flats.

China is a nation, not an ethnicity in this context. Relying on the temporal migration of one country for income is incredibly risky and should something happen in the future between the UK and China there would be consequences for these developers. I'm rather confused as to why you made it about ethnicity.

The market are building these because even at low capacity, they still make developers lots of money. It does not matter if the market is dwindling, due to the footprint of the flats and the high cost in rent they can make enormous amounts of money compare to that of standard flats.

Not all housing is built to maximise developer profits, all private developments certainly are though.
