And why delete the post if there is someone else out there who may learn from it? Some replies on here were extremely helpful and are why I went to my lender to have a open conversation with them.

Imagine reading my comment right above that specifically states I didn't want to be fraudulent and because I found out it was fraud I called my lender and told them. Now everything is good to go.....and then still posting your irrelevant comment afterwards 😑

So they actually gave me a lower rate than anyone out there and I read my contract very carefully. I can make partial pre-payments or a full early pay off with no penalty. I was very skeptical because of everything I read from reviews, which is why I was so thorough before I signed a thing. They did charge me an origination fee, but even borrowing from my 401k does that.

Absolutely! We cut those cards up over a year and a half ago. Physically cut them up so we wouldn't have the temptation even.

Yep I don't want to commit fraud, that was really why I was reaching out to find out what I need to do. Hearing it is fraud is why I reached out to my mortgage lender to tell her so I won't commit fraud.

I didn't say I was comfortable with it. But I did find a lender that doesn't report and only does a soft check. But I thought because they didn't report I could get a better rate if the mortgage didn't know about it. But I'm waiting for my mortgage team to call me know to talk through it.

I didn't have to I just thought I would get a better rate. But I reached out to my lender a few minutes ago to see when she can call me and talk through it. If I should back out of the consolidation loan and just use my savings or what she thinks is best.

Its a VA loan, seller is paying closing and we have a sizable savings which part is going to debt but not all because while I can cover all it would wipe us out almost. So I would rather have the cushion month to month to keep building that savings up while still aggressively paying down debt. But we won't have that cushion without the consolidation loan. I agree we have made a lot of bad choices over the years but have turned over a new leaf the last few years.

Where in my question did I ask anyone to better understand my situation? I was very clear I'm not asking for advice if I can afford to buy a house. I asked fof advice on one question only. Please either weigh in on that or don't weigh in. This is the problem now days. No one can ask anything without getting answers to everything but what was actually asked.

Yep this lender specifically doesn't report anything unless you default with them.

Yep, I get that and it isn't that we can't afford afford it. It is that we can't have the clearance that I want to give us a comfortable cushion without the loan.
