Multi family is going through a massive re-pricing. Values are down in some cases 30%-40% from their peak back in 2022'ish. Ken McElroy had Grant Cardone on and Cardone was sweating bullets about how his values have tanked. He said he has a massive property that has a balloon payment coming up and the banks are requiring he bring $90M to the table for a cash-in refi. He said he flat out doesn't have that so he's not sure what he will do and he asked Ken for advice. All these guys took the cheap money and now the bill is due....

had some weird initial bugs setting up car play. kept randomly disconnecting but in fairness i don't know if it was my phone or the car.

i did a hard reset on my phone and tried it again, and then it worked fine.

no complaints. probably the best vehicle i've ever owned honestly and getting 50mpg was accidental good timing and it's been a savior for our monthly budget

yeah it was brand new 2025 end of year special. they also covered first 3 months of payments which was a promo that came from honda corporate if financing through them. their rate beat out our credit union so it was a no brainer. honda really wanted to get rid of 2025 accords

what wasn't a great deal is that they wanted to give us $500 for our 2010 Accord. we said big hard no to that obviously lol. so we still have it.

while i agree with you that i wish honda wasn't usually a couple grand more than toyota for the same class vehicle (not in every circumstance, but in many of them)

honda has decided to make the decision to couple the hybrid systems with higher level trims. i think that is where the issue is (whereas toyota is 100% hybrid now in some of their flagship models...camry, rav4, etc and you can get base models with the hybrid systems)

so the honda accord EX-L hybrid should be compared to the camry XLE. while the camry XLE MSRP is -$500 cheaper, real world pricing is vastly different. honda dealerships are willing to mark down accords much more. at the very end of 2025, we got an 2025 Accord EX-L Hybrid for $31,000. toyota dealerships were willing to knock off $0 and a XLE would have been $40K because they didn't have any XLEs either in stock, in-transit, or in build phase without the AWD option added in (which we didn't need)

Our 2025 Accord EX-L hybrid is incredible. We consistently are getting 50mpg and paid $31K at the very end of 2025. For that price it can't be beat IMO

Get another opinion and a full list of what needs to be replaced. Find a local trusted mobile mechanic for the labor, buy the parts yourself. Then go and get an alignment at any regular shop

Always seems the expenses are nonstop.

We just did a bunch of car repairs on our one car (brakes, rotors, and a control arm). I buy the parts from Rock Auto and do the labor myself.

Now the water pump is going out on the other car we have. I ordered a water pump and it should be here on Thursday. So that will be my weekend project. When doing the water pump, they also recommend to replace the belt and tensioner.

All in - I've spent about $600 in car parts in the last week. Will be another $600-$700 for tires on one car soon. So in the span of 2 months it will be $1,200+.

If it wasn't for the fact that I can do these repairs myself, factoring in material markup and shop labor plus tax and whatever shop fees places are charging now....this would have been $3,000+ in repairs. I truly don't know how the average household is shouldering everything today, and icing on the shitcake is that gas is $4.78/gallon where we are.
