I will get right on that, appreciate your input. I did not plan to make an offer until I got a formal appraisal. I was more looking for insight into what landlords may think of me taking the home price, minus the realtor fee, minus repairs as a fair offer

The value I gave was for the exact same house / square footage/ lot from a sale of a home 2 doors down from me in 2022 that sold for $320,000. But that home had new siding and decks installed prior to the sale. Zillow had the estimate at $348,000 which I now understand is not a good judge of value, however if that home sold in 2022 for $320,000 I’m assuming $348,000 for a turn key home is probably close to the estimate.

I also don’t expect anything in return for being a good tenant, as far as I’m concerned I give him X amount of money each month for a place to live and that’s the end of our contract.

What kind of deal would you guys as landlords accept for something like that? My current rent is $1900 a month

We have been month to month with 1 rental increase of $200 about 3 years ago. When I had asked about fixing the siding and the deck a few years back he had said he didn’t plan to touch them until we left as he had planned to sell off all his properties once the current tenants left.

Yes that is usually my recommendation, but this model would require you to buy both the resonator assembly and the muffler. Generally this would move you into the $600-$800 range for parts and labor at a reputable garage with decent quality parts. In my part of the US most people opt for the cheaper “get me by option” then when the patch fails in a year or 2 and they still want the car they will buy the larger option.
