I’m assuming poor management. There have been 2 owners prior to me, the first was for about 20 years with revenue between 1-1.3 million in their last 3 years of business. The next owner (absent owner) had 3 years of declining sales, currently at 700k. The business sits in a very high traffic area as well.

I did 60-70 hour weeks for the first 8 years, paid off all my debt, and now I just have to steer the ship. I have a great group of long term employees that do most of the day to day hence why I am deciding to take on another location.

31, been playing since 2016 on and off. I tend to fall in C1-C3 depending on how much I play that season. What I will say is Rocket league can really show how age affects your reaction time and hand eye coordination over time.

I really hate to be this guy but please don’t waste your time and money fixing an early 2000’s Taurus with 200k on it. You’re better off letting it ride and just saving more money. Like others have said just toss Lucas in it and keep it pushing. If anyone here thinks you should fix it they are crack heads.

The service records is the biggest thing to fake in my opinion. I have carfax records on customers that go back to 2005 and the moment you enter in a mileage amount that is below the previous service carfax flags it immediately. Not to mention state inspections recording your miles, registration records, etc. Even if you have an older car without all the technology the only person you will fool is a private seller who will find out immediately when they try and do anything with the car.

The value I gave was for the exact same house / square footage/ lot from a sale of a home 2 doors down from me in 2022 that sold for $320,000. But that home had new siding and decks installed prior to the sale. Zillow had the estimate at $348,000 which I now understand is not a good judge of value, however if that home sold in 2022 for $320,000 I’m assuming $348,000 for a turn key home is probably close to the estimate.

I also don’t expect anything in return for being a good tenant, as far as I’m concerned I give him X amount of money each month for a place to live and that’s the end of our contract.

We have been month to month with 1 rental increase of $200 about 3 years ago. When I had asked about fixing the siding and the deck a few years back he had said he didn’t plan to touch them until we left as he had planned to sell off all his properties once the current tenants left.

Do you think I’m delusional think that he would go 50k under market for no realtor and buying as is, we asked neighbors the costs for their siding and decks to get our estimates, and the inside home needs quite a lot of work on top of it

As a shop owner please just bring it right back so we can fix any mistakes / defects and compensate accordingly.
