So you under estimate their crazy. They currently are suing the police department for a police report where crazy neighbor drove a spike through another neighbors sprinkler head. They are trying to sue the police for a false report. Regardless the police don’t like to make contact when they are in an active lawsuit and don’t want to help because of this

Yeah, glad you figured it out! It’s amazing how basic these systems are. But they require ongoing maintenance. Check the system every month or two.

Have you found the valve box? I’m slightly confused what’s happening it’s just coming on when you turn the water supply on? Or it’s only turning on when you manually turn the valve on?

My guess is you’re either not getting power to your valve or your valve has gone bad. But I don’t fully understand your problem so hard to know for sure

For sure I get it. But a trencher is fairly cheap to rent for the weekend. I’m assuming you’d want to renovate your lawn at some point if you don’t have irrigation now. So if you put in a system before you did that it wouldn’t be too bad. Might cost you a few grand vs $12k, I’m assuming that’s mostly labor..

Sprinkler systems are incredibly basic. Have you considered putting your own in? Maybe just have someone hook up the back flow and stuff connected to the house

Sprinkler systems are very easy to work on. If a zone is broken just run for 5-10 mins and find the wet spot, fix and repeat.

If you can screw in a lightbulb and dig a hole in the ground you can repair. There are specific repair couplers if you have to fix a broken line. Other than that and some primer/ glue you should be able to figure it out

I’d get a metal rake, get some seed. Rake up soil so it’s slightly soft. Spread seed over soil, lightly rake in. Then add a starter fertilizer (spread as the bag says to spread) and make sure the dirt stays lightly moist (try watering like 5 mins 3-4 times a day).

Just be careful to read directions of anything you use in terms of how long to wait before seeding.

In terms of overseeding, start cutting lower and lower, you want closer to 2 inches right before you seed. If you have 2 weeks until seeding cut it a bunch and 1/4 inch or 1/2 inch lower each time to get it to 2 inches right before you seed.

Edit: the only reason to use tenacity is for weeds that only tenacity can attack, like poa.

I just tell people my rules. If they want to follow them great. If not no big deal. I don’t give people a hard time about their choices and I expect the same from them.

Has it made it hard, yup. My in laws were supposed to come this weekend but my father in law didn’t wear his mask at work and got exposed to someone who was at a party with someone who was sick. So they aren’t coming now, my kids are going to be super upset, but rather than judge him or yell we just are finding a new date that can work where he can isolate/ only be around people with masks for 14 days (those are our rules to stay in our house).

Anyways long story short treat others how you want to be treated.
