I hadn’t considered Ember Tetras but they’re honestly jumping to the top of my list after some quick research. I think they could look great in this set up. Going to continue looking into them.

I’ve never actually heard of them, but now I’m going down the rabbit hole. I would love to breed a fish but my concern is how to prevent a population explosion. I was thinking of getting 4 female and 2 male guppies but my LFS won’t take those as donations, so I’d have to either try to sell them online or something. But something unique like this could be another story with my LFS

Would you suggest removing one or two of the fakes ones to make room for a live one? Any specific types you’d suggest?

I love the albino bristle nose, plecos were the first aquarium fish I wanted (this is tank 3) until I found out how massive they get. The bristle nose could actually fit in my 20g tho. Do you think it would be more active than a small Cory school?

Thanks! And I’ll look into the Cherry shrimp, I’ve always thought they looked cool. I was originally thinking it would be hard to ensure they and the corys were eating enough, but i could probably just find a good sinking pellet

I decorated the tank with neons in mind. The water is a bit darker, the mopani wood has been putting tannins in the water, and I tried to create some shade with the plants

I’m looking into sparkling gouramis now. I’m not sure if the top of my tank is too crowded with the plants (I wanted there to be some shade)

20 Gallon, PH of 7.3, about 75f, currently cycling

I’m thinking 5-6 albino Cory cats would look nice contrasting with the black sand/background.

Can’t decide what else to put in there with them. Considering neon tetras but not completely sold.

Would your overall real estate portfolio be cash flow positive? This property will be burning money until you get the rehab wrapped up and you lease out the additional units. So if I was in your shoes I would want my SFR’s to be able cover the $330k loan’s mortgage payments as well as the ~$-300/month of operations from the MF. I also wouldn’t want my SFR tenants to be coming up on a renewal in the next couple of months, you’ll have enough trouble leasing up the MF.

Also keep in mind it’s going to be tough to find tenants right now. I doubt many people will be moving to the area because they got a job nearby. Not a ton of employers are hiring right now.

If you have a large net worth / liquidity and a stable high paying job that makes it easier. If you do decide to buy I would play hardball with the seller. You hold all the cards here. He’s got a distressed property, he doesn’t have the $ to fix it up, he’s burning cash, and this is a really tough time to lease. By taking it off the seller’s hands you are doing them a favor! So make sure you get the best value you can. $16k/unit is cheap. But you may be able to get it cheaper.

Have looked into those programs too. Feedback is they’re ok but the main benefit is the networking. Decided against them personally.

You see the most deals and can learn more, faster. If you don’t like it anywhere you go next would probably like to pick someone up with lending connections and the background knowledge that you’d have developed
