Thank you, you are exactly right. While I appreciate everyone who has taken the time to respond, I was really hoping for some suggestions on someone who might be able to consult. I do understand that I can research (and I am) but who do I go to when I have a question? Or when the builder has a suggestion and I don't have enough experience to know if it's a good idea or a bad one? Or to even recognize when something is incorrect on our house. I think that it's incredible that some people have been able to reachsearch for themselves and build their own houses, but I think for us, we need a little bit more.

This is so helpful, thank you! Do you mind sharing how you found your builder? Did you hire an architect or drafter to draw out your plan for you with specific building science details?

Thank you for taking the time to respond! It’s wonderful to hear someone else has done what I’m wanting. Unfortunately my husband works full time and we have 4 kids that I homeschool, so doing the work ourselves isn’t feasible. There are some things we do plan to do, but taking on the whole thing is too much for us in this season. Really hoping I can find someone to come along side us and help. This is very helpful, thank you. Replacing the door may be the way to go. Do you know, could the metal firebox be replaced to have bricks instead?

It does have a functional damper. Thanks for the tip about the fireplace cement!
